Bungalow insulation quote? Check the wall and the EPC before the price.

For landlords in England and Wales:

• Confirm the wall construction, existing fill and suitability.
• Ask for insulation, access, repairs, ventilation and making good to be itemised.
• Ask the assessor whether the wall input is material to your route to C.

An assumed entry is a reason to investigate. It is not proof that new insulation is needed, and one measure cannot promise a particular rating.

Save this checklist before comparing quotes, or share it with your letting agent.

Before borrowing for EPC improvements, establish what the property needs.

For England and Wales landlords.

• Review the current EPC, material assumptions and accepted property evidence before setting the works budget.
• Check live grant routes and any landlord contribution before financing the balance.
• Compare total repayable, fees, security and repayment risks; finance itself cannot guarantee EPC C.

Your EPC’s potential rating is a planning clue, not a fixed ceiling.

For England and Wales landlords.

• Potential models the certificate’s cost-effective recommendations. It is not a guaranteed result.
• Read the whole sequence: later recommendation scores assume earlier measures are included.
• Check property inputs and accepted evidence, then compare suitable routes before paying for work.

Three landlord records. Three different jobs. Keep every deadline in one diary.

For England landlords.

• Check the EPC before marketing; energy performance is separate from gas and electrical safety.
• For covered rentals, organise annual gas checks and electrical inspections at least every five years, or sooner when the report requires.
• Give tenants the required records, act on defects and keep evidence of completed work. Plan D-to-C improvements separately.

A conservatory can change your rental EPC. Check how it is recorded.

For England and Wales landlords.

• An external-quality separation changes how a conservatory is assessed. Heating alone does not decide it.
• A solid-roof conversion may need to be recorded as an extension. Keep the completed-work and insulation evidence.
• Ask the assessor to check the layout and model the whole property before paying for alterations.

Does your rental need every improvement on its EPC?

For England and Wales landlords.

• An EPC recommendation list is not automatically a compulsory work schedule. Covered F- or G-rated rentals need a separate MEES compliance check.
• Later potential ratings are cumulative: one later measure alone may not deliver the band shown.
• For a D-rated rental, check the current inputs and evidence, then model the lowest-cost credible route to C.

Could LEDs close the gap on a D-rated EPC?

For England and Wales landlords.

• Check the current score and installed lighting before paying for bigger improvements.
• The assessment counts lamps in fixed fittings, including fixed kitchen lighting. Plug-in lamps are not the same input.
• Replacing suitable halogen or tungsten lamps with LEDs may help, but the score depends on the whole property. Model the result before booking a new EPC.

Before the rental advert goes live, agree the EPC handover.

For England and Wales landlords.

• Check the correct dwelling, certificate date and current rating on the official register.
• Record who arranges the assessment, tenant access and the available property evidence.
• Use the verified current rating in the advert. A projected C is not a lodged certificate.

A smart meter helps with bills. Does it add EPC points?

For England and Wales landlords.

• A smart meter does not add points to the current EPC calculation.
• Heating controls are different: ask how your installed system is recorded.
• Start a D-to-C plan with the certificate, accepted evidence and the whole-property model.

Could measured evidence change your EPC assessment?

For England and Wales landlords.

• An accepted air-test result can replace a default input in an eligible assessment.
• Testing does not automatically improve the score; the result must be modelled for the property.
• The assessor must accept the evidence and lodge a new EPC for the register to change.
