When someone’s estate is going through probate and a house is still being lived in or handed over, it’s important not to assume insurance will just keep working as normal. Houses under probate can present special insurance risks.

Here’s what to watch out for:

➡️ Inform the insurer as soon as the owner dies. Failure to do so may invalidate cover.
➡️ If you’re living in the property during probate, you may still be covered — but standard policies may need amending.
➡️ If the house becomes unoccupied, a specialist “probate house insurance” or “unoccupied property insurance during probate” may be required.
➡️ As the executor or representative, you have a duty to safeguard the asset — arranging adequate cover is part of that.
