Not every house sale is straightforward.

A client gave us a lovely bottle of wine, and the reason was not what you might expect 🍷🏡

It wasn’t because they had just moved house or because we helped them buy somewhere new.

And it wasn’t because there had been a dramatic legal issue to resolve.

We had helped them with a voluntary first registration 🤝

Their property was not registered with HM Land Registry, and they wanted something very simple but very important:

Peace of mind that their property was properly recorded and in order.

For many homeowners, this kind of thing sits quietly in the background for years. But the time people usually start thinking about it is when they need to sell, remortgage, transfer ownership, or deal with someone’s estate.

And by then, it can feel much more urgent.

For this client, getting it sorted now meant peace of mind 🙌

Once everything was completed, they very kindly thanked us with a bottle of wine made from grapes they had picked themselves 💜

During the many heatwaves the UK has been having, we’d like to say a big thank you to Cooler Sense for keeping us topped up with filtered water for the cooling machine we lease from them🚰

During a busy conveyancing day, especially when the weather is warm, the little things really do make a difference.

Thinking of getting air con after all this heat? Check this on your property first 👀❄️

When the weather gets hot, air conditioning can suddenly feel less like a luxury and more like a very sensible life choice.

But before you book anything in, it is worth checking whether your property needs any permissions, approvals or consents first👇

Depending on your home and the type of installation, you may need to think about things like:

✅ Planning permission
✅ Building regulations
✅ Leasehold restrictions
✅ Freeholder or management company consent
✅ Restrictive covenants
✅ Conservation area or listed building requirements
✅ Where the external unit will sit

This is especially important if the work changes the outside of the property, involves a fixed system, creates noise, or affects a building where extra controls apply.

And while not every installation will be complicated, it is much better to check before work starts than discover an issue afterwards 🏡

But in the world of conveyancing, the weeks can disappear very quickly.

Finding the right property, agreeing a sale, instructing solicitors, sorting finances, arranging surveys, answering enquiries, waiting on searches, dealing with the chain and getting everything ready for completion all takes time.

And when you add summer holidays, autumn workloads and the usual end-of-year pressure into the mix, “we’ve got ages” can turn into “why is everything so rushed?” before you know it 👀

Buying a home? Don’t assume your conveyancer can advise you on Stamp Duty 👀

If you are buying a property, Stamp Duty Land Tax may be part of the process.

As conveyancing lawyers, we may submit the Stamp Duty return to HMRC on completion as part of the legal work involved in your transaction.

However, it is important to understand that this does not mean we are providing tax advice.

Conveyancing firms are now having to register with HMRC as tax advisers where they interact with HMRC in certain ways, including submitting Stamp Duty returns on behalf of clients.

But our position is not changing.

At MSD, we do not provide tax advice ❌

We can deal with the submission of the return on completion where appropriate, but clients are strongly advised to take independent tax advice on Stamp Duty implications if they are unsure.

And if the circumstances of your purchase or transaction make tax advice necessary, your lawyer may insist that you take independent advice before the matter can move forward.

This is not to make things more complicated.

It is to make sure you are getting the right advice from the right professional, especially where tax treatment, reliefs, surcharges or personal circumstances could affect your position 🏡

If you are ever unsure, please ask. We would always rather explain what sits within our role, and what needs separate tax advice, than leave you guessing.

House-hunting or moving during the summer holidays? Here’s something worth knowing 👀☀️

Summer can be a lovely time to think about moving.

Longer days, school holidays, lighter evenings, and that fresh-start feeling.

But whether you are viewing properties, making an offer, selling your home, or about to move, it is worth remembering that holiday season can affect the wider property chain.

And that does not just mean your own solicitor.

It can involve estate agents, mortgage lenders, surveyors, local authorities, removal companies, other solicitors in the chain, and the buyers or sellers themselves 🏠

So if things feel a little slower at times, it does not always mean nothing is happening behind the scenes.

It often means people are carefully managing availability, waiting for another party, or working around holiday cover somewhere in the chain.

A few things that can really help are:

✅ Respond as quickly as you can
✅ Send requested documents together where possible
✅ Let your solicitor know if you are going away
✅ Avoid leaving questions or forms until the last minute
✅ Keep expectations realistic around dates
