A huge congratulations to Sharon’s son-in-law for completing the Great North Run and raising money for Get Kids Going 🙌

Get Kids Going! helps disabled children and young people access sport by funding specially built sports wheelchairs and supporting them with the opportunities they need to take part, compete and enjoy being active.

They are an incredible charity that gives young people better access to sport, as well as the chance to build confidence, independence, friendships, achievement and be part of something they love.

Taking on the Great North Run is a huge achievement, and doing it for a cause like this makes it even more special.

We recently completed a complex moving matter, and here is what happened👇

At the start of a house move, it is easy to assume the legal side will be fairly straightforward.

But once the property documents are reviewed, searches come back and enquiries are raised, important details can appear that buyers and sellers may never have thought about before.

In this matter, those details included septic tanks and rights of access 🏡

That meant the transaction needed careful review, clear advice and proper handling, because these findings can affect how the house is used, maintained and understood after completion 👀

And this is exactly why experience matters when choosing a conveyancing solicitor.

Cost and timescales are important, of course, but it is also worth choosing someone transparent, trusted and experienced enough to deal with the details if your move becomes more complex than expected.

Because conveyancing is not just about moving paperwork from one stage to the next. It is about knowing what to look for, asking the right questions, explaining things clearly, and helping you move forward with confidence when something important comes up.

What happens to legal fees if your house move falls through 👀🏡

It is never the outcome anyone wants, but sometimes a conveyancing matter does not proceed. And sometimes, it may happen for reasons completely outside your control.

When that happens, we know the last thing anyone wants is another cost to think about…

But it is important to understand that legal work may already have been carried out by that point.

Your solicitor may have reviewed documents, carried out checks, contacted other parties, considered paperwork, raised or reviewed enquiries, reported to you, or progressed the matter in other ways 🙌

That is why abortive fees can apply when a matter does not complete.

At MSD, we always try to be fair and transparent. If a fixed fee matter does not proceed, we apportion any abortive fee against the fixed fee based on the work that has been done, rather than simply charging for every minute spent.

This is not about penalising clients when something falls through.

It is about recognising the work already completed, while keeping costs proportionate to the stage the matter reached.

We will always aim to explain things clearly, so you understand what has happened, what work has been carried out, and what any fee relates to 💜

Before engaging with any solicitor, we would advise choosing one who is transparent about fees so you always know what to expect.

A Will is not about how old you are. It is about whether you tick one of these boxes👇

A lot of people assume Wills are something to think about much later in life, but age is not really the point.
A Will is worth thinking about if you:

✅ Own a home
✅ Have children
✅ Live with a partner but are not married
✅ Have savings, assets or sentimental items you care about
✅ Run a business
✅ Have a blended family
✅ Know who you would, or would not, want to inherit from you
✅ Want to make things clearer and easier for the people you love, etc.

If you tick one or more of those boxes, putting a Will in place can help make sure your wishes are clear and important decisions are not left more complicated than they need to be.

And while you are thinking about future planning, it is also worth considering Lasting Powers of Attorney.

A Will helps set out what should happen when you are no longer here. An LPA helps protect you during your lifetime if you are ever unable to make decisions for yourself.

There are two types of LPA:

✅ Property and Financial Affairs, which can cover things like money, bills, bank accounts and property.

✅ Health and Welfare, which can cover things like care, medical decisions and where you live.

They do different jobs, but together, Wills and LPAs can give you and your family more clarity, reassurance and peace of mind 💜

If Wills or LPAs have been sitting on your “I’ll sort it one day” list, this is your sign to start the conversation.
