🚨 Thousands of homebuyers in the UK have lost their life savings to conveyancing fraud. Here's what you need to know.

It's known as 'Friday Afternoon Fraud' β€” and it's one of the most devastating scams targeting homebuyers in England and Wales.

Here's how it works:

Step 1 β€” They get in.
Fraudsters hack into the email chain between you and your conveyancer. They don't make a move straight away. They watch. They wait. They learn how your conveyancer writes, what language they use, and how they sign off emails.

Step 2 β€” They pick their moment.
Just before exchange of contracts or completion β€” when you're about to transfer a large sum of money β€” they strike. You receive what looks like a completely normal email from your conveyancer. Same name. Same tone. Same format.

Step 3 β€” The swap.
The only difference? The bank account details have been quietly changed to one controlled by the criminals.

Step 4 β€” You transfer the money.
Under the pressure of deadlines and the excitement of completing on your home, you transfer your deposit β€” sometimes tens of thousands of pounds β€” straight into the fraudster's account.

Step 5 β€” It's gone.
Within minutes, the money is drained and moved through multiple accounts, often ending up overseas. The fraudulent account is shut down. By the time you realise something is wrong, there is virtually nothing anyone can do.

Because YOU authorised the payment, these cases β€” known as Authorised Push Payment (APP) fraud β€” can make it incredibly difficult to recover your money.

πŸ›‘οΈ How to protect yourself:

βœ… Before transferring ANY money, call your conveyancer directly on a number you already have saved β€” not one from a recent email.
βœ… Verbally confirm the bank details every single time, even if nothing seems wrong.
βœ… If you feel rushed or pressured, stop. Genuine conveyancers will never mind you double-checking.

➑️ It's a story family solicitors across England and Wales hear more often than you'd think, and it almost always follows the same pattern.

A couple decides to separate. Things are, relatively speaking, amicable. Neither party wants to spend money on solicitors. So they agree between themselves β€” verbally, or perhaps with a simple written note β€” on who gets what. The house, the savings, maybe the car. They use an online divorce service to process the paperwork for a few hundred pounds. They move on with their lives.

And then, years later, everything unravels.

Here's what many people don't realise: in England and Wales, reaching a private agreement with your ex-spouse β€” no matter how detailed, how fair, or how mutually agreeable β€” does not legally protect you unless it is formally approved by a court in the form of a Consent Order.

Without a Consent Order, your financial ties to your ex-spouse are never actually severed. This means that even years after the divorce, either party can return to court and make a financial claim against the other. A remarriage, an inheritance, a business success, a lottery win β€” all of these can become targets for a future claim from a former spouse, even one you divorced a decade ago.
