The Leasehold and Freehold Reform Act 2024 (Commencement No 2 and Transitional Provision) Regulations 2025 are now in force, removing the requirement to own a property for two years in order to make a claim for a new lease or purchase the freehold.

These Regulations bring into force section 27 of the Leasehold and Freehold Reform Act 2024 (c. 22) (“the Act”) on 31st January 2025. This removes the two year qualifying period for leasehold enfranchisement and lease extension claims.

The Leasehold & Freehold Reform Act 2024 has now become law. Amongst other things, it: bans the grant of long residential leases of houses (subject to exceptions); increases the rights of leaseholders regarding service and admin charges; amends the law relating to lease extensions.

The Ministry of Justice has launched a consultation on the introduction of fees for Employment Tribunal claims and appeals to the Employment Appeal Tribunal. A flat fee of £55 is proposed for almost all claims. The MoJ considers this level of fee to be proportionate/affordable.
