EIG’s North-West region recorded 1,055 auction sales in July–September 2026, down 11.4% year-on-year.

Lots offered were almost unchanged, falling just 0.5%.

Similar supply, fewer sales: sellers cannot assume last year’s approach will deliver the same result today.

UK residential auction entries rose 8.1% year on year in September 2026, while sales fell 1.1%.

My takeaway: give buyers a reason to choose your property. Start with evidence-based pricing, clear information and presentation that earns attention.

Of the 4,903 UK lots offered in September, 3,230 sold. That leaves 1,673 lots not recorded as sold in EIG’s figures.

For buyers, unsold stock can be worth investigating. For sellers, it is a reminder that a sale is never automatic.

The important question is why a particular property did not sell.

Across EIG’s North-West region, the July–September auction success rate fell from 72.4% to 64.5% year-on-year.
