What does exchange of contracts actually mean? 🏑

It's one of the most important moments in your whole property journey - but most people aren't sure what it actually involves until they're in the middle of it.

Here are the three things you need to know:

One - it's the point of no return. Once contracts are exchanged both parties are legally committed. Your move is happening.

Two - your completion date is set. Exchange is when your moving date becomes real and confirmed for everyone in the chain.

Three - your deposit is transferred. At exchange your deposit moves across legally. This is why having everything in order before this point matters so much.

Why do property transactions fall through? 🏑

It's one of the most stressful things that can happen during a move. You've found the home, agreed the price, started packing - and then it collapses.

Here are the three most common reasons it happens:

One - the chain. If someone above or below you pulls out, it affects everyone. A well-managed chain with proactive communication holds together far better than one left to chance.

A small challenge, for a much bigger cause. 🧑

This bank holiday weekend, the Priory Law team is continuing with Plank a Day in May in support of Renewed Hope East Surrey. Every day this month, we’re holding a plank and increasing the time as we go.

No photographic πŸ“Έ evidence just yet...partly because we’re focusing on technique, and partly because none of us are quite ready for our β€œplank face” to be online.

Watch this space!

The reason behind the challenge is what matters most. Renewed Hope supports people across East Surrey who are facing homelessness, hardship and isolation, offering practical help, meals, guidance and a welcoming place to turn.
