One of my no 1 perks of consultancy/ being self employed- this guy 🐾

It means I can start the day with a walk with the dog, take him into the office with me, and still be there for the appointments and commitments that matter most.

I also love having the freedom to invest time in building my own brand and business. From working with clients to planning new content and photoshoots (new brand photos coming soon 👀), every step feels like it's moving something forward that I've created myself.

Of course, self-employment comes with its challenges, but having the ability to design my day is 👌👌

5 years ago, I took the leap and became self-employed as a conveyancing consultant.

It's been a journey full of lessons, challenges, growth, and plenty of completed transactions along the way.

One of the biggest things I've learned? Invest in building your own reputation and personal brand. Skills open doors, but relationships, trust, and consistency create opportunities that last.

A huge thank you to everyone who has trusted me, supported me, referred work, and been part of the journey so far.

5 years down, and I'm excited to see what the next chapter brings. 🚀

Well today was WILD.

Today’s office mood: one person putting out fires (me) one person surviving on coffee (also me) and everyone asking, “What day is it again?” 🤪

After a day that felt like it should have come with hazard pay, a shiny ⭐⭐⭐⭐⭐ review popped up and instantly improved my morale by at least 97%.

So, to my wonderful clients- thank you for the review. You may never know the power you hold, but today you single-handedly stopped me from losing my sanity (for now 🫡)

The truth is, there isn't a magic system.

You'll find me replying to messages between loads of washing, while making a coffee, in the school pick-up queue, or during those little pockets of time throughout the day.

The moment my feet touched the ground this morning, the conveyancing conveyor belt was already moving....

A diary packed with completions, exchange deadlines, client updates, lender requirements, and the inevitable last-minute surprises that keep every property transaction interesting.

No two days are ever quite the same, but the goal remains constant: keeping transactions moving and helping clients reach the finish line as smoothly as possible.

Coffee in hand, emails open, and another busy day of turning property moves into reality. Here's to productive days, successful completions, and happy clients.

One thing about being a self-employed property lawyer — the emails never stop… but honestly, that’s not always a bad thing.

Every message usually means something is moving forward. A client getting their keys soon, a contract being approved, searches coming back, or someone needing reassurance during what can be a stressful process.

Of course, there are days where the inbox seems to refill faster than it empties (most currently ) but communication is such a big part of property law. People want updates, clarity, and someone they can actually reach — and I genuinely think that matters.

Running my own practice means I can keep that personal approach and make sure clients know they’re not just another reference number in a system

Although I’m still convinced emails multiply when you look away from the screen for more than two moments 👀

I was chatting to another property lawyer yesterday

Hi 🫡) on how tricky the Conveyancing world feels currently.

Buying a property can sometimes feel less like a straightforward transaction… and more like a game of Monopoly 🎲🏡

You start full of excitement, ready to pass GO and collect the keys to your new home. Then suddenly:

➡️ The survey throws up an issue
➡️ The chain breaks unexpectedly
➡️ Searches take longer than expected
➡️ Mortgage offers need updating
➡️ Someone lands on “Chance” and everything changes overnight

Just when you think you’re about to complete, another card gets pulled from the deck.

The truth is, conveyancing can be unpredictable because there are so many moving parts — buyers, sellers, lenders, solicitors, estate agents, searches, and timelines all needing to align perfectly.

Good communication, realistic expectations, and experienced professionals can help you navigate the twists and turns without flipping the board.
