Renters Rights info:

The Government also announced today that a fee of £47 will be payable by any Tenant wishing to challenge a rent increase to the FTT when the Renters Rights Act begins.

This Order amends the First-tier Tribunal (Property Chamber) Fees Order 2013 (S.I. 2013/1179) to prescribe new fees for proceedings in the Property Chamber of the First-tier Tribunal (“the Tribunal”) introduced or amended in the Tribunal by the Renters’ Rights Act 2025 (c. 26) (“the Act”).

1st May 2026 is the implementation date for the Renters Rights Act

The roadmap explains how the government will implement the Renters' Rights Act 2025 and reform the private rented sector.

Renters Rights Act becomes law

IMPORTANT- until the implementation dates are released, current legislation remains in place so for example, S21’s can still be issued.

KEY POINTS TO NOTE:

Automatic commencement 2 months after Royal Assent so 27th December:
• Illegal to discriminate
• New LHA powers and reporting duties
• New exemptions for tenancies over 21 yrs

Awaiting implementation dates:
• Section 21’s abolished
• New & amended Section 8 grounds
• Rent increases by Section 13 only
• No rent in advance allowed
• Permission for pets

Once above is implemented:
One month after:
•Government leaflet to be served upon all existing Tenants

Date TBC:
• Landlord database
• Landlord redress scheme
• Decent Homes Standard
• Awaab’s Law

RENTORS REFORM BILL
Proposed changes announced today for the Rentors Reform Bill include:
It would be illegal for Landlords/Agent to have a blanket ban on Tenants claiming UC or those who have children
A Decent Homes Standard will be introduced
Rent Repayment Orders could be increased from the current 12 months to 24 months
Councils will be given stronger powers to investigate rogue Landlords
These changes will be discussed at Committee Stage in the House of Commons.
