The Smoke and Carbon Monoxide Alarm (England) Regulations 2015, amended in 2022, require:
- A smoke alarm on every storey of a rental property used as living accommodation
- A carbon monoxide alarm in any room containing a fixed combustion appliance (excluding gas cookers)
- Alarms must be working at the start of every new tenancy
- Faulty alarms reported by tenants must be repaired or replaced as soon as reasonably practicable
- Penalties are up to £5,000 per failure. Per alarm missing or non-functional, not per property.
Worth knowing what your portfolio’s last verified position is. June is a sensible month to do a spot check.
