Your Role
You will be providing key support to ensure the smooth running of the team & each client's experience. We are looking for two people who have previous administrative experience and exposure to a fast-paced office environment. Experience within a Law Office would be desirable but not essential.

Candidates should be pro-active, have excellent communication and organisational skills and the ability to handle a variety of different tasks. The role will involve dealing with the mail process, providing administrative support to our Solicitors by way of emails and phone calls, and working with our online case management system.

You'll be supported by people who want you to achieve your ambitions. You will benefit from the chance to grow and enhance your skills. As we grow, we encourage our employees to grow with us and we are very supportive of facilitating career progression should you wish to do so.

Key Responsibilities

* Liaising with and providing administration support for Solicitors
* Responding to enquiries (email, telephone and letters)
* Providing continued communication throughout the process
* Processing the mail
* Working with the online case management system, keeping records up-to-date
* Answering calls
* Retrieving Wills from storage
* Filing

New Private Tenancy Rules from December 1st 2017

The Private Housing (Tenancies) Scotland Act 2016 takes effect from 1st December 2017 and introduces a new ‘Private Residential Tenancy’.

Its purpose is to improve security for you as a tenant and provide safeguards for landlords, lenders and investors.

The tenancy will be open-ended and will last until you wish to leave the let property or your landlord uses one (or more) of 18 grounds for eviction.

Changes for tenants include:-

• More security – it’s an open-ended tenancy so your landlord can’t just ask you to leave because you’ve been in the property for a set length of time.
• Protection from frequent rent increases – you rent can’t go up more than once a year and you must get at least three months’ notice of any increase.
• Any rent increase can be referred to a rent officer, who can decide if it is fair.
• If you’ve lived in a property for more than six months, landlords have to give 84 days’ notice to leave the (unless it is because you’ve done something wrong).
• If you think you re misled into moving out, you can now apply to the first-tier tribunal for a ‘wrongful termination order’, it can award up to six months’ rent in compensation.
• Local authorities can apply to Scottish ministers to cap the levels of rent increases in areas where rents are rising too much.

Changes for landlords include:-

• No more confusing pre-tenancy notices, such as the AT5.
• Where a tenant is in rent arrears, a landlord can refer a case for repossession more quickly.
• A Scottish Government-recommended ‘model tenancy agreement’ which will include standard tenancy terms.
• A digital version of the Scottish Government ‘model tenancy agreement’, which will include discretionary terms that can be edited. Allowing landlords to easily put together and send out a tenancy agreement suitable for their specific property.
• Once simple notice when regaining possession of a property called a ‘notice to leave’ – this will replace the ‘current notice to quit’ and ‘notice of proceedings’.
• Eighteen modernised grounds for repossession, which include new grounds where a property has been abandoned or the landlord intents to sell.

If you are currently renting and are an assured or short assured tenant, on December 1st, 2017, your tenancy will continue as normal until you or your landlord brings it to an end following the correct procedure. If your landlord offers you a new tenancy, this will be a private residential tenancy.
