📦 Moving House Stress? You're not alone.

Moving home is often described as one of the most stressful life events — and it’s easy to see why. There’s packing, planning, deadlines, mortgage arrangements, surveys, and a long chain of people all relying on things running smoothly.

📉 But while moving can feel overwhelming, the legal side doesn’t have to be.
At Michelle O’Shea Conveyancers, our focus is on taking the pressure off the conveyancing process so you can concentrate on the move itself.

Here’s how we help make things easier:

✔ Clear updates at every stage so you always know what’s happening
✔ Fast responses when you need answers or reassurance
✔ Proactive handling of your transaction to avoid unnecessary delays
✔ Experienced support to guide you through searches, contracts, and completion
✔ A friendly team that explains things in plain English — not legal jargon

We understand that buying or selling a home isn’t just a transaction — it’s a major life moment. That’s why communication and care matter just as much as legal expertise.
Our aim is simple: keep you informed, reduce uncertainty, and help your move progress as smoothly as possible from instruction through to completion.

If you're planning a move and want support you can rely on, we’re here whenever you need us.

💷 Thinking about remortgaging?

When most people think about remortgaging, the first thing that comes to mind is getting a better interest rate or reducing monthly payments. While that’s an important part of the process, there’s another key element that’s often overlooked — the legal work behind it.

A remortgage isn’t just a financial decision; it’s also a legal transaction that needs to be handled carefully and correctly to ensure everything runs smoothly.
At Michelle O’Shea Conveyancers, we help clients manage the legal side of remortgaging from start to finish, including:

✔ Liaising with your new and existing mortgage lenders
✔ Carrying out necessary legal checks and searches (where required)
✔ Ensuring the title to your property is updated correctly
✔ Handling all documentation and registrations with HM Land Registry
✔ Making sure the process completes efficiently and without unnecessary delays

Even when there’s no property sale involved, timing and accuracy still matter — especially when mortgage offers are time-sensitive.
Our role is to take the stress out of the legal process so you can focus on securing the right deal for your circumstances.

Whether you're coming to the end of a fixed-rate deal or exploring better options, we’re here to guide you through each stage clearly and efficiently.

If you're considering a remortgage and want straightforward legal support, get in touch with our team.

🤔 What is a Transfer of Equity?

A Transfer of Equity is when the ownership of a property changes, but the property itself is not sold.

In simple terms, it means someone is being added to or removed from the legal ownership of a home. This is a common legal process and often happens during major life changes.

Typical reasons include:

• Divorce or separation
• Marriage or moving in with a partner
• Adding a partner or family member to the title
• Gifting or restructuring property ownership within a family
• Inheritance or financial planning arrangements

Even though no sale takes place, a Transfer of Equity still involves important legal and financial checks. For example, we may need to:

✔ Review mortgage lender consent (if there is a mortgage)
✔ Carry out identity and anti–money laundering checks
✔ Draft and lodge legal documents with the Land Registry
✔ Check whether Stamp Duty Land Tax applies in certain situations

Because every case is different, getting the right legal advice early can help avoid delays or unexpected costs.

At Michelle O’Shea Conveyancers, we regularly help clients through this process with clear guidance and straightforward support from start to finish.

If you’re thinking about changing ownership of a property, or just want to understand your options, we’re here to help.

🏠 Why Use a Specialist Conveyancer?

When you're buying, selling or remortgaging a property, you want someone who understands the process inside and out.

That's where a specialist conveyancer can make all the difference.
Unlike firms that divide their time across multiple areas of law, residential property transactions are all we do. Day in, day out, we're helping clients navigate the legal process involved in moving home, remortgaging, transferring ownership, and more.

What does that mean for you?

✅ Dedicated property law expertise
✅ Up-to-date knowledge of the latest regulations and requirements
✅ Efficient handling of your transaction
✅ Clear communication throughout the process
✅ Support from professionals who deal with property matters every day

Whether you're a first-time buyer, moving up the property ladder, downsizing, investing, or remortgaging, having a specialist conveyancer on your side can help make the process smoother and less stressful.

Moving home is one of life's biggest milestones. Choosing the right conveyancer can help ensure everything stays on track from instruction through to completion.

Thinking of buying, selling or remortgaging? We'd be delighted to help.

🏡 Buying your first home? Here's a tip that could save you time and stress.

By instructing a conveyancer early, you can:

✅ Complete ID checks in advance
✅ Understand the legal process before you're under pressure
✅ Receive clear information about costs and timescales
✅ Be ready to move quickly when your offer is accepted
✅ Reduce the risk of unnecessary delays

If you're a first-time buyer and have questions about conveyancing, mortgages, searches, or what happens after your offer is accepted, our friendly team is always happy to help.

🏡 What Does a Conveyancer Actually Do?

When you’re buying or selling a property, there’s a lot happening behind the scenes to make sure everything is legally sound and completed correctly. That’s where a conveyancer comes in.

A conveyancer manages the legal transfer of property ownership from one party to another and ensures the transaction progresses smoothly and securely.
Here are some of the key things we handle during the process:

📄 Contracts – Reviewing and preparing legal contracts between buyer and seller.
🔎 Property Searches – Carrying out checks with local authorities and other bodies to uncover important information about the property.
📑 Land Registry – Ensuring the change of ownership is properly registered with the Land Registry.
🔑 Completion – Managing the transfer of funds and finalising the legal transfer so the buyer can receive the keys.

While it can seem like a complex process, having an experienced conveyancing team means every step is handled carefully to protect your interests.

At Michelle O’Shea & Co, we specialise exclusively in residential conveyancing, helping buyers and sellers navigate the process with confidence.

🏡 First-Time Buyer Guide: What Happens After Your Offer Is Accepted?
Buying your first home is an exciting milestone — but once your offer is accepted, many buyers are unsure what happens next. Understanding the conveyancing process can help you feel more confident and prepared as your purchase progresses.

Here’s a simple breakdown of the key stages:

1️⃣ Instruct Your Conveyancer
Once your offer is accepted, you’ll appoint a conveyancer to handle the legal side of the purchase. They will review the contract, liaise with the seller’s solicitor, and guide you through the process.

2️⃣ Property Searches
Your conveyancer will carry out essential searches with the local authority and other relevant bodies. These checks reveal important information about the property, such as planning issues, drainage connections, or environmental considerations.

3️⃣ Mortgage Checks
If you’re buying with a mortgage, your lender will carry out a valuation of the property and issue a formal mortgage offer. Your conveyancer will also review the lender’s requirements before the transaction can proceed.

4️⃣ Exchange of Contracts
Once all checks, searches and enquiries are complete — and both parties are satisfied — contracts are formally exchanged. At this point the transaction becomes legally binding and a completion date is agreed.

5️⃣ Completion Day 🎉
This is the day you’ve been waiting for. The purchase funds are transferred, ownership of the property is officially transferred to you, and you can collect the keys to your new home.

Buying your first property can feel overwhelming, but with the right legal support the process can be smooth and straightforward.

At Michelle O’Shea & Co, we specialise in residential conveyancing and work closely with buyers, lenders and estate agents to help ensure your transaction progresses efficiently.
