From 1 May 2026, Section 21 is gone. Landlords can no longer evict tenants without a legal reason.
The Renters' Rights Act 2025 is now in force, and the changes go well beyond possession. Fixed-term tenancies are out. Rolling tenancies are in. Rent increases are limited to once a year, with two months' notice. Rent bidding is banned. And landlords have until 31 May 2026 to issue the government's Information Sheet to all existing tenants, or face fines of up to £7,000.
Whether you manage one property or a whole portfolio, now is the time to review your tenancy agreements, check your safety certificates are up to date, and understand which Section 8 grounds apply to you.
