A smooth move-in starts well before moving day.

This recent feedback from one of our tenants was lovely to receive.

They also had some very kind words for their landlord and how well the house is looked after.

Thank you for taking the time to leave the review — and welcome to your new home.

When you're viewing a house share, it is easy to focus on the bedroom. Spend some time in the shared spaces too.

Is there enough kitchen storage?
How are cleaning and bills handled?
Do you know who to contact when something needs repairing?
Clear answers to these questions make it easier to understand what living there will actually be like.

For landlords, the same details are worth sorting out before advertising a room. Good photographs help people notice a property; clear arrangements help them decide whether it suits them.

🏡 Looking at rooms in Norwich?

The advertised monthly rent is a useful starting point, but it doesn’t tell you everything about what you’re getting — or what you’ll actually pay each month.

When comparing rooms, check:

👉What’s included in the rent — utilities, broadband, council tax or other costs?

👉 How does the room itself compare — size, furnishing and bathroom arrangements?

👉 What are the shared spaces like, and how many people will be using them?

👉 Does the location work for the journeys you actually make?

Two rooms with similar advertised rents can offer quite different living arrangements.

So before deciding, ask for the full monthly cost and tenancy terms in writing and compare like with like.

Renters’ Rights Act: is your rental paperwork up to date?

If you own a rental property in Norwich or Norfolk, now is a good time to check that your paperwork and day-to-day management processes reflect the rules currently in force.

Our handy checklist covers four practical areas to review:

👉 Tenancy files: Can you find the agreement, required information and records of what was sent to your tenant?

👉 Advertising and rent:Have you checked your adverts, application process and rent procedures?

👉 Notices and requests: Are you using current forms and keeping a record of requests and responses?

👉 Property and repairs: Are your safety records organised, and does every outstanding repair have a clear next step?

You don’t need to tackle everything at once. Start by identifying what is missing, who will deal with it and when it needs to be checked.

We’ve covered these points in more detail in our latest article, How to Prepare for the Renters’ Rights Act: A Landlord Audit for Autumn 2026.

We've had a couple of conversations with landlords recently who felt their maintenance costs had suddenly spiralled.

When we looked through the history, there wasn't one big issue that had caused the problem.

It was lots of smaller things that had been left for a little too long.

A leak that had been reported months earlier. A damaged shower screen that nobody had got round to replacing. Damp that had gradually become mould.

Property has a habit of doing that.

Very few repairs start off expensive. They become expensive because life gets busy and the property isn't always top of the priority list.

The challenge for landlords is that tenants don't see these as individual repairs. They simply see a property that isn't being looked after.

Both the repair bill and the tenant relationship usually suffer as a result.

The biggest mistake people make when choosing a house share? Looking at the bedroom and forgetting everything else.

We've seen it time and time again.

Someone views a room, loves the décor, signs up... and then discovers that the real issue wasn't the room at all.

It was the management.

When you're renting a room in a shared house, the things that affect your day-to-day life are often the things you don't notice during a five-minute viewing.

👉How quickly are repairs dealt with?

👉Is the kitchen kept clean and maintained?

👉What happens when the washing machine breaks?

👉Do people actually respond when you report a problem?

👉Who are you sharing with?

A professionally managed house share can be a fantastic way to live in Norwich. It can be more affordable than renting alone, simplify your monthly bills and offer the flexibility many working professionals are looking for.

But not all house shares are created equal.

One piece of advice we regularly give prospective tenants is to look beyond the bedroom.

Open the kitchen cupboards.

Check the bathrooms.

Ask how maintenance issues are reported.

Find out who manages the property and how quickly they respond.

Take a look at the communal areas and get a feel for how the house is looked after.

The answers to those questions will often tell you far more about what living there will actually be like than the size of the wardrobe or the colour of the walls.

If you've lived in a house share before, what's the one thing you wish you'd checked before moving in?
