❌ Section 21 ‘no-fault’ evictions — abolished
🔄 Fixed-term tenancies — gone, all tenancies are now periodic
📅 Rent increases — once a year max, with 2 months’ notice
📄 Existing tenants — must have received the official Information Sheet by 31st May

This is the biggest shake-up to the private rented sector in over 35 years. And there’s more to come — Phase 2 lands later in 2026.
