Leasehold transactions have additional legal requirements that freehold sales don’t:

🔸 A management company pack must be requested — this takes time and costs money
🔸 Notices of transfer and charge must be served after completion
🔸 A deed of covenant may be required
🔸 Service charges must be apportioned correctly

None of this is particularly complicated - but it does need careful management.

Make sure your conveyancer has solid leasehold experience.

If you’re buying your first home in England or Northern Ireland, you may pay less Stamp Duty than a standard buyer.

First-time buyer relief currently applies to purchases up to £500,000 — though thresholds and rates do change, so always verify with HMRC before you budget.

Other things to check:
🔹 Are you buying alone or jointly? Both buyers must be first-time buyers to qualify.
🔹 Have you ever owned property anywhere in the world? That affects eligibility.

We’ll always confirm your Stamp Duty position clearly before you exchange. No surprises. 😊
