A new business owner thought legal review wasn't worth the spend.
The numbers said otherwise.
A retailer was about to sign a five-year lease on a Colne shop unit. Total commitment around £75,000. They'd queried whether a couple of grand on legal advice was justified. We took a look. Two issues stood out: no break clause, and disproportionate repair obligations. We renegotiated both before signing.

Meet Rebecca Bruce, our Commercial Property Paralegal.
Rebecca supports our Commercial Solicitors across the full lifecycle of a matter, from client meetings and AML checks through to title investigation, completion and post-completion work.
Before joining Farnworth Rose she worked at Co-op Legal Services in Manchester and at Keoghs and Clyde & Co (formerly BLM) in Bolton, gaining experience across probate and litigation. Moving into commercial property is a new challenge she's enjoying every minute of.
Rebecca holds an LLB (Hons) in Law from the University of Bolton and is currently working towards her Masters and the SQE through the University of Law, with the goal of qualifying as a Solicitor.
In her words: "A lot of commercial property is detail-led, and that suits the way I think. I focus on being thorough, well organised, and easy for both clients and colleagues to work with."
Outside the office she's a trained First Aider for the firm, and (not so secretly) loves Disney.

Meet Hazel Leonard, Commercial Property Lawyer.
Hazel joined Farnworth Rose in 2025 after more than 30 years in commercial and property law, including over a decade running caseloads inside local authorities.
Her work covers the full range of commercial property: sales and acquisitions, land transactions, leases for both landlords and tenants, easements, and development. She also brings deeper experience in some less common areas including charitable land, allotments, and complex public sector property work, with projects up to £45m in value.
In her words: "A lot of commercial property comes down to spotting the detail that doesn't shout for attention. Repair obligations, easements, boundaries, title quirks, and break clause conditions are where deals quietly succeed or fail."
Hazel holds an LLB (Hons), LPC, and Masters in Law (LLM).
Outside the office she spends time with her son, walks and trains her dogs, and enjoys festivals, gigs, live music and the theatre with friends.

A signed lease, a fitted-out gym, and a problem nobody flagged.
The doors couldn't legally open.
Equipment in. Signage up. Five-year lease watertight on the landlord's side. What hadn't been done was change-of-use planning permission. Without it, a gym can't trade. With no break clauses, the operator was looking at five years of rent on premises they couldn't use.
