Losing a parent is hard enough.

Then comes the paperwork. The forms. The decisions. The questions you never thought you'd need to ask.

Nobody should have to navigate that alone.

We were deeply touched to receive this recent review from a client whose late mother's estate was handled by our director, Zoe Riley:

"She communicated promptly and regularly, explained everything in detail."

"I am very grateful for her professional support."

Thank you for taking the time to share this with us. We know it can't have been an easy time.

What does good conveyancing look like when the clock is ticking?

Charlotte bought a property at auction in November 2025. Auction purchases don't wait around, and her timeframe to complete was tight.

She chose us because Victoria had handled a relative's conveyancing the year before. That's how we've grown for 25 years: one family recommending us to the next.

Here's what Charlotte said about working with Victoria and Claire:

"Both Victoria and Claire were highly professional and a pleasure to deal with."
"Their communication was excellent, prompt, efficient and thorough."
"The entire process was smooth and their fee and the breakdown of this was fully transparent, reasonable and honest."
"I am very pleased I used this firm."

— Charlotte T., Google review

THAT'S THE STANDARD WE WORK TO.
Clear, prompt communication. Direct access to the people handling your purchase. Fees set out openly, with nothing hidden.

Thank you, Charlotte, and a well-earned shout-out to Victoria and Claire.

The breakdown of a relationship is never easy.

But how it's handled can make all the difference.

Family law isn't just about paperwork. It's about people trying to move forward with as little pain as possible — for themselves, and often for their children.

Our approach starts with a simple aim: keep things calm, constructive and non-confrontational wherever we can. Sensible negotiation first. But where it's needed, we're ready to fight your corner too.

HOW WE HELP

Divorce and separation. Financial settlements. Cohabitation and prenuptial agreements. All handled with sensitivity and clear costs from the outset.

For a straightforward, uncontested divorce, we offer a fixed fee from your first meeting through to the final order — so you know exactly where you stand before you begin.

Phone, video, in-person, or a visit to your home or workplace — no extra charge either way. Same warm, professional support, on your terms.

Get in touch to talk it through, with no obligation.

He's doing it right now — trekking the Great Wall of China! 🇨🇳

Wright & Lord's Managing Director, Stephen Wright, is currently on Day 3 of a 35km trek along the Great Wall of China — up and down steep steps, in 30° heat and high humidity — all in support of St John's Hospice.

Stephen posted this from Day One of the challenge:

"Today was day 1 of the adventure in China trekking the Great Wall for this great cause."
"This is the first of 5 difficult days of going up and down steps at altitude... some of these steps are pretty steep!"
"I have paid for my trip myself, so every penny raised is going to the hospice."

And the total keeps climbing. Stephen has now raised an incredible £6,328 for the Hospice — and he's still out there walking.

Supporting our community isn't a marketing exercise for us — it's part of who we are, and Stephen's putting his own feet (and blisters) where his mouth is. If you can spare a few words of encouragement or a little loose change while he's out there, it all makes a difference.

In less than a week, Stephen Wright sets off to walk the Great Wall of China.

35km. Five days. All in support of St John's Hospice.

And thanks to the generosity of so many people, Stephen has already raised £5,668 — over £2,500 more than his original target. That total includes two charity football matches Stephen organised himself, with help from Morecambe FC, alongside collection tins here at our own offices.

Every penny of that goes straight to the hospice. Stephen has covered all his own trip costs, so nothing is taken out along the way.

This is St John's 8th trek and their 10th year of trekking — and fittingly, it returns to the Great Wall of China, the site of their very first ever trek. 2026 also marks the 40th anniversary of St John's Hospice opening.

We're incredibly proud of Stephen for going the extra mile — literally — for this cause. St John's Hospice does extraordinary work for local families, and it felt right to get behind this challenge properly.

There's still time to add to the total before he sets off on 15th September. If you'd like to support him, you can donate here: justgiving.com/page/wrightywalksthewall

Good luck, Steve — we'll be following every step.

Buying or selling a home? It's one of the biggest moves you'll make.
And the legal side shouldn't be the stressful part.

Our conveyancing team handles hundreds of property transactions every year for people across Morecambe, Milnthorpe, Lancaster, Furness and the South Lakes. We're here to take the weight off you and keep things moving.

You'll deal with a named conveyancer who knows your file — not a call centre.
Pick up the phone, and you'll speak to the person actually doing the work.
Plain English throughout, so you always know where your sale or purchase stands.

Buying?
You'll receive a fully detailed Conveyancing Report on the property, complete with advice, documents and plans you can keep and refer back to for years to come.

WHY LOCAL MATTERS
We know the area, the local searches, and the people we work alongside — and that helps your transaction run more smoothly. No extra charge for a nearby home visit if getting in to see us is tricky.

For a conveyancing quote or to talk through your move, get in touch — Lancaster/Morecambe: 01524 402050. South Lakes: 015395 65990. Or email [email protected].

What happens if your commercial lease doesn't cover the details?

No rent review clause. No clarity on repairs. No answer on what happens if the property's damaged. It all gets sorted out eventually — just not on your terms, and usually at the worst possible time.

A good commercial lease isn't only about the rent. It should set out who insures the property, who's responsible for repairs, what happens if a tenant wants to sub-let, and whether there's an option to renew or break the agreement early. Get these right at the start, and disputes rarely arise later.

We advise both sides. Landlords letting commercial premises, and businesses taking one on — reviewing or drafting the lease before you sign, so you know exactly what you're agreeing to.

HOW WE HELP
Lease drafting and review. Rent review and service charge queries. Break clauses and renewal rights. Advice for landlords and tenants alike, with a fixed price agreed after an initial chat.

Phone, video, in-person, or a visit to your workplace — no extra charge either way.

Same professional support, on your terms.
