Creating amazing living spaces – and a life you don’t need to escape from

Recently Tony (our Founder & National Manager) shared a more personal post about burnout, Bali and drawing a line in the sand with one simple idea:

“Build a life you don’t need to escape from.”

That thinking is now baked into how we approach the next chapter for 5 Year Leases.

For us, it means:

• Focusing on creating amazing living spaces for the people who live in them
• Structuring 3–5 year, usually extendable leases that give landlords and investors secure, predictable income
• Working with supported living providers, charities and public sector partners so they have safe, workable homes for the people they support
• Partnering on JV deals and blocks where we buy well, add value and back schemes with strong leases
• Taking on a small number of select build/refurb projects that directly support our leasing model and keep our team sharp

Little win for one of our landlord partners 🙌

We’ve finally got this lovely 4-bed on the south coast over the line.

It’s taken a while – a few dead ends, U-turns and delays – but we got there in the end. This beautiful property is now home to a family under an MOD contract, giving:

• A stable home for the family
• Long-term, hands-off income for the landlord

This happy owner has now asked us to look at more of their properties, which says a lot about how powerful the right long-term arrangement can be.

These opportunities are often time-sensitive – demand from providers is high and the right properties don’t sit around for long.

After Tony’s recent post, a landlord reached out about a 4-unit apartment block he has owned for years.

On the surface everything looked fine. But underneath he was:

– Seeing more arrears than ever in the last 18 months
– Worried about how Renters’ Rights will affect regaining possession
– Tired of feeling like the rules keep changing

He didn’t want to sell.

He did want to stop firefighting tenant issues for the next 3–5 years.

We talked through what a 3–5 year Private Sector Lease could look like:

Quick update from us at 5 Year Leases 👇

It’s been a slightly quieter month on social, partly because Tony’s been taking some time to reset health-wise after a full-on year.

Behind the scenes, though, things have been very active:

🏢 Blocks:

We’ve now received 2 offers on the Bedford apartment blocks we shared recently.

The landlord is currently reviewing what his lenders can do before making a final decision.

🏠 New stock:

Since our last update, another 12 properties – totalling 38 rooms – have been sent to us by landlords looking for long-term, low-hassle solutions for their houses and blocks.

A big theme in these conversations is the current market and the imminent Renters’ Rights changes – many landlords are looking to reduce risk and stress over the next 3–5 years.

We’re working through these now and already have positive interest from providers on a number of them.

This week we’re negotiating on behalf of a landlord with a homeless support charity for a (soon to be newly refurbished) block in Lincolnshire.

Two offers on the table:

1️⃣ 10-year FRI lease (LHA rates) – minimal landlord responsibility.

2️⃣ 10-year Non-FRI lease (market rent) – tenant damage covered and reinstatement included, with landlord retaining maintenance.

As with many landlords, there were initial concerns about the user group.

We reassured them: properties are professionally managed, maintained, and reinstated to their original condition at lease end.

The cherry on top?

👉 The provider will take on units as they’re completed — maximising cash flow as the block transitions.
