🏠 HMO going in on your street? Here's what you can actually do.

The Times' big feature this weekend on "HMO Britain" raises the question everyone in this situation asks: do I get a say?

Landlords can convert a house into an HMO for up to 6 tenants without needing planning permission at all. No application = no consultation = no objection.

The exceptions that always need planning permission:
👉7+ tenants
👉An Article 4 Direction
Some councils have designated areas (a street, a few roads, sometimes a whole ward) where this automatic right is removed. In an Article 4 area, landlords need full planning permission for an HMO — which means neighbours are notified and can object.
