For a long time, Lasting Powers of Attorney were seen as something to think about later in life. These days, that attitude is changing.

More families are now putting LPAs in place much earlier, recognising that illness, accidents or an unexpected loss of capacity can happen at any stage of life. It is not a conversation that always feels easy to start, but many families find that once it is done, it feels far more like reassurance than anything else.

Our latest article explores why more families are choosing to put LPAs in place sooner rather than later, and what the process involves.

Losing someone you love is hard enough. Dealing with their estate shouldn't have to make it harder.

Probate and estate administration involve a lot of moving parts such as valuations, tax forms, legal paperwork and distributing assets to beneficiaries. At a time when your energy and attention are elsewhere, it can feel overwhelming.

We are here to help carry some of that weight. Some people like to stay involved and handle parts of the process themselves. Others prefer to hand everything over and have it taken care of. There is no right or wrong way, and we will always work around what suits you best.

Whatever you need, we will guide you through every step with care, patience and kindness.

If you would like to have a chat about how we can help, please do get in touch. We are always happy to talk.

Shared ownership has helped many people take their first step onto the property ladder, but buying that initial share is just the beginning.

Staircasing is how shared ownership buyers increase their stake over time, moving from a smaller share towards greater, and eventually full, ownership of their home. It is a process that can be done gradually, at a pace that suits your financial circumstances.

Each stage involves a formal valuation, updated legal documentation and, where a mortgage is involved, lender approval. The costs and timing need to be managed carefully, and the contractual requirements can catch people out if they are not prepared.

Knowing what to expect before you begin makes a real difference. It allows you to plan ahead, budget properly and move through the process with confidence rather than uncertainty.

We regularly support clients through both shared ownership purchases and staircasing transactions, guiding them through each step and making sure their legal obligations are clearly understood at every stage.

Inheritance tax planning has become an increasingly important topic for many families in recent years, particularly as rising property values and long-term asset growth bring more estates within scope of inheritance tax.

One area now attracting significant attention is the proposed change to how pensions will be treated for inheritance tax purposes from April 2027.

Whilst pensions have traditionally been a great vehicle to mitigate Inheritance Tax, proposed reforms could bring pension wealth into the Inheritance Tax calculation.

Our latest explores this in further detail. You can read it here: https://www.marsons.co.uk/information-centre/the-big-inheritance-tax-change

Remembering Brian Marson, the founder of Marsons Solicitors and one of the most remarkable figures in our firm's history.

Brian didn't come from privilege. He started out driving buses in South London, attended evening classes, qualified as a FILEX and went on to become a solicitor. From those beginnings, he built Marsons into the largest sole equity partner firm in the south of England, with more than 220 legal staff.

Under his leadership, the firm punched above its weight, winning contracts with major lenders, earning national awards and being among the first law firms to achieve ISO 9001 and Investors in People. Brian was a pioneer in legal technology long before it was the norm, and he inspired loyalty and commitment in everyone around him.

Even in retirement he couldn't sit still. He moved to Spain, then promptly set up LegalAnswers to help Britons buying property abroad. That drive never left him.

His vision, leadership and strength of character shaped everything Marsons is today so we remember him with pride as he is still sadly missed.

For many people, buying or selling a property is exciting but in reality, one of the most common experiences in the current market is frustration over how long the process can take.

Whilst some transactions proceed smoothly, others can stretch across several months with little visible progress, leaving buyers anxious about mortgage offers expiring and sellers concerned about chains collapsing.

Families can often find themselves stuck in limbo whilst waiting for someone else in the chain to catch up with everyone else involved.
