Now with the Renters Rights Act landlords cannot ‘unreasonably’ refuse a pet. They must have a good excuse to say no.

Landlords need to adapt.

Either way, landlords need to move away from knee-jerk “no” responses and start handling this properly. 50% of the UK population have pets.

First Things First: You’re Not Being Forced

The Renters’ Rights Act introduces the concept of not “unreasonably refusing” a pet request.

But that doesn’t mean:

– You must accept every pet

– You lose control over your property

Your decision needs to be reasonable and evidence-based.

We're teaming up with to break down the Renters' Riqhts Act and what it means for pet parents renting in the UK.

In this first video we cover the essentials - what the Renters' Rights Act is, when it comes into effect, and the key changes renters with pets should know about.

From 1st May 2026, the Renters' Rights Act comes into force in England, bringing updates that reshape how renting with pets is handled between tenants and landlords.

Some of the key changes include:

👉🏼 Tenants will have the legal right to request a pet in a rented home
👉🏼 Landlords must respond within 28 days Refusals need a valid reason, rather than a blanket "no pets" rule
👉🏼 No additional pet deposits can be charged Any refusal must be properly explained

For pet parents, this is a really positive shift Renting with a dog or cat has often meant fewer options or tough compromises when looking for a home. This new law is designed to make the process more balanced and transparent, while still allowing landlords to make fair decisions where there is a genuine reason

Big news for pet lovers! From May 1st, tenants will be empowered to request pets in their properties. But here's the surprising part: 1 in 10 UK tenants in 2025 have been secretly keeping pets, and landlords refused 500,000 pet requests.

The Renters Rights Act means landlords need solid reasons to say no. However, if you're a leaseholder in a block with a no-pets policy, the freeholder or managing agent still holds the reins.
