The Renters’ Rights Act introduces major reforms to the Private Rented Sector in England, bringing changes that will affect both landlords and tenants. The rollout begins on 27 December 2025, when local authorities will receive expanded powers to investigate and enforce compliance. This includes the ability to enter and inspect properties, request documentation, and access third‑party data.

Most of the significant reforms will follow on 1 May 2026. To help you prepare, we’ve summarised the key changes and what they mean for you.

In the early hours of this morning, our colleagues Alexandra Houghton, Marc Liebrecht, Grace Robinson and Ross Kent embarked on their 21-mile swim across the English channel, raising money for LandAid and Ronald McDonald House Charities.

After a tough few first legs in the dark, the team were grateful to see the sun come up and have already made it past the half way point, motoring along with France in sight. As they power through the final stretch, we’re sending them all of our support and admiration - their determination and teamwork is truly inspiring.
