Falling behind on your mortgage can leave people unsure what happens next. When the process feels unclear, it can be harder to know when to act.

That is why we have broken down the typical repossession timeline, from missed payments through to the worst-case scenario of eviction. Many cases do not reach that stage, but understanding the full process can help bring clarity and show why early advice matters.

Timings can vary depending on your lender, court availability, and your individual circumstances. But in many situations, the earlier you seek advice, the more options may be available.

If you are facing mortgage arrears or worried about repossession, understanding the process is often the first step.

In this rare circumstance, even after your home has been repossessed, there could be a route back.

If you now have access to funds to clear your arrears, or even clear the remaining mortgage balance, a lender may reconsider - or a court. This could include situations such as receiving an inheritance or other lump sum.

This depends on the evidence available, and whether you can maintain ongoing mortgage payments if only the arrears are cleared. It is not an automatic right, but it is a route we have seen succeed.

It’s important to remember that acting early gives you many more options than this rare scenario. Even so, later in the process it is worth understanding what may be possible.

“If I don’t come up with this huge sum of money fast, I’m going to lose my home”. This belief can be a massive weight on the backs of homeowners who are facing their home being repossessed.

What lenders aren’t typically saying is that the court can allow you to spread those arrears over the remaining term of your mortgage, rather than paying them back all at once. This is referred to as the Norgan approach.

It’s not guaranteed, and it won’t apply in every case. But where it does, it can make repayments more manageable and help you avoid repossession.

A single mum came to us facing the loss of her home.

She was a hardworking NHS professional, raising her children alone while still recovering from a house fire. On top of everything, mortgage arrears had built up, and the responsibility had fallen entirely on her.

By the time she reached out, eviction was a real possibility.

We took the time to understand her situation properly and worked hard to present it clearly to the court, arguing that she deserved more time to get back on track. We were able to secure the time she needed.

Today, she remains in her home, with manageable payments and room to breathe.

Cases like this are never just about property. They’re about families, pressure, and making sure someone is heard when their home is on the line.

Hiring from abroad isn’t just about finding the right person. It’s so important to make sure your business is set up to do it properly, and sponsorship licences sit at the centre of that.

Most issues we see aren’t about eligibility, but preparation. This is where unexpected penalties and investigations can arise, so getting all the information together early is crucial in keeping your business in the clear. If you understand the system early, you avoid problems later.

As we get closer to May 1st we’ve noticed a real jump in no-fault evictions happening, as some landlords rush to use this route while they still can. But did you know that something as simple as not receiving proof that a gas-safety check happened before you moved in can make you completely safe from a no-fault eviction?

Facing eviction isn’t easy and can be extremely stressful. For many tenants the process is a frightening unknown, which makes it difficult to even consider challenging. Here we aim to give you information around your rights in this situation, so you can challenge eviction and stay in your home, should you wish.
