Is autumn still a good time to sell?

Traditionally, yes. Summer ends, routines return and buyers who put plans on hold often start looking again.

But this autumn is different.

Affordability remains tight and buyers simply don’t have the same spending power they had earlier in the year. That means they’re looking much more closely at value for money.

For sellers, that doesn’t mean the opportunity has disappeared. It means the strategy has to be right from the start, particularly around pricing, positioning and presentation.

Autumn can help create activity, but it won’t compensate for a bad strategy.

Landlords have far less control over the rental relationship than they did 20 or 30 years ago.

Regulation has increased steadily, and the Renters’ Rights Act has pushed that change even further.

For some landlords, that has been enough to consider leaving the market. For those staying, the focus now has to be on adapting properly.

That means understanding the rules, keeping accurate records, staying compliant and, increasingly, thinking seriously about tenant retention.

You can spend time wishing the market hadn’t changed.

Or you can build a strategy around the market you actually have.

Most sellers assume a viewing starts when the buyer walks through the front door.

In reality, it often starts much earlier.

By the time a buyer arrives, they’ve usually already formed a picture of the property, the street and what they believe their budget should buy.

That expectation becomes a kind of map.

The viewing then becomes a comparison between that map and the reality in front of them.

This explains why a buyer can like a home and still hesitate. The property may have made its case, but their expectations haven’t shifted yet.

For sellers, that matters.

Photography, presentation, the way an area is introduced and even how feedback is interpreted all play a role in helping buyers see the property on its own terms.

You can’t choose the map a buyer arrives with.

But you can influence how much of the territory they actually see.

Living beside Regent’s Park comes with a premium. For many, the architecture, green space and quieter pace are worth the extra cost.

Would you pay more to live here?

Sometimes, the thing stopping your flat from selling isn’t actually inside your flat.

We recently sat down with a seller and looked at the property from the buyer’s perspective.

What questions might they have? What could make them hesitate?

With a London leasehold, that can mean the length of the lease, service charges, ground rent, the freeholder, block management and even the condition of the communal areas.

In this particular case, the lease needed extending and the communal areas needed attention.

Neither changed the flat itself, but both could change how a buyer felt about buying it.

That’s why preparing a property for sale isn’t only about presentation or setting the asking price. It’s about understanding your buyer, anticipating their objections and dealing with as many of them as possible before they become reasons to walk away.

Make “yes” easier.
