Are you absolutely sure you’re compliant… or are you just assuming you are?
Most landlords don’t realise something’s wrong until enforcement starts.
Not because their property is unsafe.
But because the paperwork doesn’t stand up to scrutiny.
Ask yourself honestly:
• When did you last audit your compliance properly?
• Are your EPCs, certificates, and risk assessments current and correct?
• Would you be confident producing evidence today, not next week?
• Are you relying on processes that “used to be fine”?
• Do you know which parts of the Renters’ Rights Act expose you most?
• If an inspection happened tomorrow, would you be relaxed or worried?
The uncomfortable truth is this:
Most enforcement cases start with landlords who thought they were compliant.
Intent doesn’t protect you.
Assumptions don’t count.
Only evidence does.
The Renters’ Rights Act has raised the bar, and the cost of getting this wrong is now far higher than most people expect.
Better to feel uneasy now than exposed later.
