Stamp duty on second homes is now 5% from the 31st October 2024 however if you have exchanged contracts already before midnight on the 30th October 2024 you do not have to pay the extra 2% Stamp Duty.

Another 5 star review from one of my first time buyer clients. Purchasing your first home can be very daunting however having a good Conveyancer guiding you and getting you across the line to completion is what I do best.

Flowers and cards received from two clients. My clients who sent me the flowers were first time buyers purchasing a Leasehold property that had two Lease extensions one for the property and one for the garage at the same time as the purchase. It took months but we got there in the end and they were so happy that we completed last Friday.

The second card were from clients that I was looking after whilst another consultant is on a well deserved holiday and landed in my inbox last Monday with "we have to exchange this week with completion on Friday or else the whole chain falls apart". Theirs was a sale and purchase and it took me two days to sort and get the files exchange ready and by Wednesday we had exchanged and completed last Friday as well.

This is why I still do Conveyancing for clients that are grateful and appreciate the hard work you put in.

August has been such a busy month for exchanges and completions and still more to go by the 30th August.
