NUMBER TEN: THE BLACK POUND

Yesterday, while waiting for me at our King’s Cross office, Daniel Taylor took a walk around Number Ten, examining the photographs of properties Daniel Ford has helped clients acquire over the years.

Then came his observation: “The penny dropped about the Black Pound.”

Our conversation touched on the wider economic impact of property investment, including the over £80 million in Stamp Duty Land Tax generated through transactions Daniel Ford has facilitated.

But the impact goes far beyond the purchase price. Furniture, maintenance, utilities, service charges, council tax and employment all contribute to the wider economy.

Daniel understands this firsthand. Through MDC, his design-and-build fit-out business, he has worked on offices and churches, including our Number 68 office, the former Facebook office and Jamaica National Bank.

He recognised how property transactions help sustain businesses like his own.

My response?

“London is a museum. All we are doing is showcasing what we have done, because if you don’t, nobody remembers.”

The Black Pound is more than property ownership. It is investment, enterprise, employment and economic impact.

Sometimes, all it takes is a walk around Number Ten for the penny to drop.

WOULD YOU BUY A HOUSE WITH A TRIANGULAR GARDEN?

London property has its quirks. Some are obvious. Others require a little cultural understanding.

At a viewing of a prime London property today, I noticed that the garden was triangular.

I asked the agent, Mark, whether he knew why this might put off some buyers of Indian origin.

I already knew the answer. I have previously had Indian buyers walk away from properties in Uxbridge because they considered a triangular garden to be bad luck.

I wanted to see whether Mark understood the same cultural nuance. He did. Watch the video to hear his explanation. 🎥

My client today is not Indian. And therein lies the commercial opportunity: a property that one buyer overlooks for cultural reasons may appeal to another.

Of course, not everyone shares these beliefs. The lesson is not to generalise, but to understand the people behind the property decisions.

London is a city layered with history, cultures and nuance.

Sometimes, the opportunity lies in understanding why someone else walks away.

When a theatre becomes more than a theatre.

Today, BusinessDay published my article reflecting on the journey behind EbonyLife Place London — from Mo Abudu’s original vision, to finding The Lost Theatre, navigating the planning process and seeing the finished space open its doors.

A story about property, vision, perseverance and legacy.

I’m proud that Daniel Ford International played a part in the journey.

Some words mean more when they come from someone who has known you all your life.

Kayode Akintemi and I go back to 106 Lagos Street, where our families lived under the same roof, his family upstairs, mine downstairs.

When someone who has known you from childhood describes you as a person of exceptional character and integrity, someone you can rely on, you pause and appreciate the weight of those words.

Today, Kayode is a giant in the media space and CEO of News Central Television. But to me, he remains one of the once little boys of 106 Lagos Street.

Some journeys are measured by distance.

Others by the people who were there at the beginning.

A long way from where we came from.

A CELEBRATION OF DISTINCTION

A memorable evening in South Kensington as the Nigeria High Commission in London, in conjunction with FirstBank UK, hosted a Nigeria Independence Dinner and Awards Night.

The evening brought together Nigerians and friends of Nigeria from across business, finance, law, real estate, media, sport, diplomacy and the wider community — with the awards recognising individuals whose contributions have made a meaningful impact in their respective fields.

There was plenty of warmth, laughter and good conversation, but above all, it was an evening centred on recognition, achievement and the celebration of Nigerian excellence.

A fitting way to mark Nigeria’s Independence.

🇳🇬 Happy Independence Day, Nigeria.

THE BRIEF

“Can you help me find a theatre in London?”

That was the question Mo Abudu asked me around October 2024.

I said, “Absolutely.”

It sounded simple. It was not.

Theatres rarely come onto the market. And when they do, the size, location or pricing may not tick all the boxes.

Finding the right one can be like looking for gold dust.

Within about three months, Tasha, a key member of the Daniel Ford International team on the search, identified The Lost Theatre on Wandsworth Road.

We had found the building.

But that was only the beginning.
