Landlords have you spoken to tenants about mould!

Did you know that if you have damp and mould in your home you're more likely to have respiratory problems, respiratory infections, allergies or asthma. Damp and mould can also affect the immune system.

Unfortunately, damp is something that affects many homes across the UK and it takes several different forms. There is a lot of confusion about who's responsible for mould and damp in a property. If the problem is structural, the onus may be on the landlord to find a solution but, if the issue is caused by tenant behaviour, the tenants may need to change their approach.

Landlords, it's both your legal responsibility and a duty of care to your tenants don’t wait to get it resolved, here is a guide:

1: Tenants should immediately report if the property has damp or mould

2: Dispassionately discuss the amount of damp and mould in the property

Did you know that across the UK there are estimated to be over 29.5m homes within the current property market and 8.7m are now privately rented? Well so says Octane Capital.

Also, based on their research the UK rental market is 4th in the world. The top 3 are The US, Germany and Japan

Octane Capital chief executive J Samuels says: “The buy to let sector is a serious business and privately rented properties not only account for a third of all homes across the nation, but they also provide a home for many, many more tenants, who have been priced out of homeownership due to high house prices.”

Are home buyers still considering moving out of major cities?

Almost two years on from the start of the pandemic and the number of people moving out from their homes in cities and busy towns was significant. Not surprisingly, they were relocating to areas with more outdoor space and more room for working from home.

And the survey says - Rhos-on-Sea, a small seaside town in north Wales was atop Rightmove’s list of the 10 most popular hotspots…..Yes I said Wales.

However, in the last quarter of 2021, London was once again the most searched-for major area. Now that the government's Plan B is being scrapped and restrictions are being lifted, are many 'would-be' homebuyers setting their sights back on the capital city?

I think that the adjustments to the working world have changed enough to sustain people wanting to live outside the city, work from home and commute into an office a few days per week. House prices and demand for houses in the rural areas will continue to increase.

Home buyers are now competing with each other due to a low number of homes available for sale. This is shocking because it has been reported that UK house prices hit a 6 year high!

The latest data shows that the average asking price for a home as at January 2022 is £341,019.00, which is a whopping 7.6% higher than it was a year ago today (according to Rightmove)

The number of homes available for sale per estate agency branch has fallen to 12 (new low) and the number of buyers enquiring about property is up to 15%, higher than it was last January.

This in essence means there will be strong competition among buyers. Therefore buyers need to be able to act quickly so as not to miss out on the property they really want.

The government is set to pay out £5000 to landlords and homeowners from April to install heat pumps.

The grant will be made through the £450m boiler upgrade scheme which will be spread over three years and is part of the £3.9bn pledged to decarbonise heat and buildings.

How to improve your property’s energy performance rating?

It is easy to see how energy efficient a property is from its rating band. The most efficient homes with the lowest fuel bills are in band A and the least efficient homes in band G. The average rating for a home in the UK is band D.

No one wants to buy or rent a property that is expensive to run and is draughty and uncomfortable to live in. A property with a good Energy Performance Certificate (EPC) rating will be more attractive to potential buyers and tenants.

The government has proposed new legislation scheduled to take effect from 2025, requiring rental property to have a minimum C rating. This is another step towards reducing greenhouse gas emissions and our carbon footprint.

So How do you improve your EPC rating?

- Switch to LED light bulbs which are much more energy-efficient
and eco-friendly.
- Insulate the walls and roof
- Invest in double or triple glazed windows
- Replace old boiler with a more efficient one

If you are looking for a long-term solution that will seriously improve the EPC of your property, it is worth considering renewable energy sources such as solar panels or air source heat pumps.
