The government has announced reforms to Empty Dwelling Management Orders (EDMOs). An EDMO allows a council to take over the management of a long-term empty home and return it to occupation for up to seven years, while ownership stays with the owner.

The key change? A home will only need to be empty for six months rather than two years before a council can apply for an EDMO. The application process through the Residential Property Tribunal is also being simplified.

A property can sit empty for all sorts of reasons: probate taking longer than expected, a relative moving into care, a disagreement between co-owners, or a rental that needs work between tenants. So it's worth knowing where you stand sooner rather than later.

If you have questions about an empty property, our Residential Property, Probate and Landlord & Tenant teams are here to help with clear, jargon-free advice. 💙

⭐ Another wonderful 5-star review for our team!

We’re incredibly grateful to receive such thoughtful feedback from a recent client following the purchase of the leasehold and freehold on their property.

Going through a legal process following the loss of a loved one can feel particularly daunting, so we’re pleased that Su Kenwright and Michael Hunter were able to provide the friendly, supportive and professional service our client needed throughout.

A huge well done to Su, Michael and everyone involved, and thank you to our client for taking the time to share their experience and recommend Brown Turner Ross. 💙

🏆 Highly Commended in the Corporate Partner category!

We were incredibly proud to be named Highly Commended in the Corporate Partner category at the North West Cancer Research Gala Dinner & Awards Ceremony.

Sam, Micaela and Graham had the privilege of representing Brown Turner Ross at what was a truly inspiring evening, celebrating the people helping to drive cancer research forward across the North West and North Wales.

It was an honour to be in a room filled with so many brilliant minds and leading scientists, and to hear more about the incredible research taking place right here in our region to better understand, identify and treat different cancers.

The evening was made even more memorable by hearing from Dame Laura Kenny, alongside celebrating the dedication of researchers, supporters and partners making such an important contribution.

We’re extremely grateful for the recognition and proud to support a cause doing such vital work. 💙

🍂⚖️ AUTUMN CASE FILES: Who’s Responsible for Overhanging Branches?

As the leaves start to fall, we’re digging into cases with a seasonal connection for our Autumn Case Files series.

First up: Lemmon v Webb [1894].

The landmark case considered what happens when a neighbour’s tree branches extend across your property boundary. The House of Lords established that a landowner can generally cut back branches that overhang onto their property, provided they don’t go beyond the boundary.

More than 130 years later, the principle remains relevant to neighbour and property disputes today.

Who knew a little autumn garden maintenance could have so much legal history behind it? 🍂🌳

Keep an eye out for the next case in our Autumn Case Files series.

From waiting too long to gain experience and focusing solely on grades, to overlooking networking opportunities or thinking there’s only one route into the profession, some common mistakes could make your journey harder than it needs to be.

The good news? Your legal career doesn’t need to follow one perfect path.

Swipe through for 5 mistakes law students make when planning their careers, and what you can do differently. 🎓

⚖️ Want to qualify as a solicitor? You’ll need to know about QWE.

Qualifying Work Experience is a key part of the route to becoming a solicitor in England and Wales, giving aspiring solicitors the opportunity to develop practical skills and experience within legal services.
And there's much more flexibility than you might think.

QWE can be completed before, during or after your SQE assessments, on a full-time or part-time basis and across up to four different organisations.

It doesn't necessarily mean securing a traditional training contract either. Experience gained through paralegal work, in-house legal teams, law centres, pro bono organisations and university law clinics could all potentially count, provided the work meets the relevant requirements.

If you're considering a career as a solicitor, understanding QWE early can help you make more informed decisions about the opportunities you pursue throughout your studies and beyond.

Save this one for your journey into law. ⚖️
