Itโ€™s Mental Health Awareness Week. With just a few days left, it is our hope that awareness continues throughout the year.

Types Of Property Ownership In The UK
The three main types of property ownership in the UK are Sole Ownership, Joint Tenants, and Tenants in Common.

Sole Ownership
In many ways Sole Ownership is the most straightforward. Only one individual is the legal owner, possessing 100% of the property. Unless there is a change against the property, for example a mortgage, nobody can claim any part of it.
If the sole owner is in a relationship, their partner / spouse is not on the deed and will not automatically inherit the property should the owner pass on. The property will only be passed on according to the ownerโ€™s Will.

Joint Tenancy
Joint Tenancy is the most common form of ownership. This type is most often used by couples. With this form of ownership both partners own the property together, with neither of them having a specific share of the equity.
Joint Tenancy includes what is known as the โ€˜right of survivorshipโ€™. This is where, should one of the owners pass away, the other inherits 100% of the property automatically. While this might seem ideal it can and does have some inherent pitfalls.

Tenants in Common
Slightly more complicated than Joint Tenants, Tenants in Common is a form of ownership where each partner has a specific share in the property. This is usually 50% / 50% but does not necessarily have to be so. While this may appear to be the same as Joint Tenants a key difference is that neither party automatically inherits their spouseโ€™s share when they pass away.
This allows both individuals to plan who they leave their share to when they pass away, independent of the other. This often includes leaving their share in Trust for their children while the surviving partner can also still live at the property.

Choosing the most appropriate form of property ownership requires taking expert legal advice and making the best decision for you.

Since our acquisition by the HAIG Legal Group at the end of 2022, we have seen many exciting changes at Northwood Banks, including winning nationwide awards and moving to larger, improved offices in Lincoln.

As part of this journey, we are delighted to share in the HAIG Legal Group 10th Anniversary. Group founders Andy Townsend, Ian Peace, and Helen Claydon launched the business in 2016, with 19 members of staff and a seven figure turnover in the first year. Ten years later after strong and steady growth the group now employs over 150 staff, has provided documents for around 220,000 clients, and manages ยฃ1.2 billion of client assets as professional trustees. This level of sustainable growth has seen the group become one of the largest companies in the sector of private client legal services.

To celebrate this milestone, and share this success, the group threw a glittering black tie ball for employees of all group companies in March. Held at the Lincoln Hilton Doubletree, the evening was a huge success with over 100 employees enjoying fine dining, dancing and prize giving.

With big plans in place for the next decade the HAIG Legal Group is not sitting on its laurels and we are excited to be along on the journey.
