Buying a property is exciting but delays can sometimes happen along the way.

‘Gone away’… but forgotten to update your Land Registry address?

“I've been in practice for over 50 years now, and during that time I have seen time and time again property owners who have not advised the Land Registry that they have changed their address. This can result in a very dangerous outcome.

Most people know what the Land Registry is and does. It maintains the registers of all registered land in the UK, which amongst other things, shows the registered owner of the land and their service address.

Most of us who live in our home, use that address. And correctly so. But what about if you move and let your house out? Or have an investment property elsewhere, whether commercial or residential? What address do you use?

Whatever you choose, it must be an address where communications from the Land Registry will come to your notice.

But if you move from your home and forget to change it, the Land Registry will still serve formal documents at your old address - and they have no obligation to try to find you.

If the communication was to advise you of a claim against your property or part of it, for example, you usually only have a limited time in which to reply. And your failure to do so is generally regarded as acceptance of that claim. And you could, at worst, lose your property. So it’s not something to overlook.”
