The Renters' Rights Act is now in force — and if you're a landlord or tenant, the rules around evictions have changed significantly.

Section 21 'no fault' evictions have been abolished. That means landlords can no longer simply serve notice and ask a tenant to leave without giving a reason. Instead, possession must now be sought through Section 8, using specific grounds — some mandatory, some discretionary.

In the latest episode of Legally Sound, Ansons solicitors Martin De Riddler and Alex Medford break down what this means in practice — from how landlords can regain possession of their property, to what tenants should do if they receive court papers (hint: don't ignore them).

They also cover rent arrears, periodic tenancies, selling a property with tenants in situ, and just how long possession proceedings can take.

Whether you're a landlord trying to understand your options or a tenant navigating your rights, this is a conversation worth having.

Buying a home is one of the biggest financial decisions most of us will ever make — so why does the process so often feel like a mystery?

In the latest episode of the Legally Sound Podcast, Jonathan Taylor, our Residential Property Solicitor, pulls back the curtain on what actually happens during a conveyancing transaction. From local searches and Land Registry delays to property chains and title issues, Jonathan explains why what seems straightforward can sometimes take months to complete.

He also breaks down some of the terms that can leave buyers and sellers scratching their heads — including the difference between joint tenants and tenants in common, what beneficial ownership really means, and how the way you own a property can affect inheritance and care fee planning.

Whether you're a first-time buyer, currently stuck in a chain, or simply want to understand what your solicitor is doing on your behalf, this is well worth a listen.

If you're buying or selling a property and would like to speak to one of our residential property team, we'd love to help.

Section 21 "no fault" evictions came to an end on 1 May 2026. Every landlord who wants a property back now has to use Section 8 and prove a legal ground for possession.

What's changed:

- Every Section 8 claim now goes to a hearing
- The mandatory rent arrears ground needs at least three months' rent outstanding, both when notice is served and at the hearing
- New grounds to sell or move back in can't be used in the first 12 months of a tenancy and need four months' notice
- The tribunal can now only confirm or reduce a proposed rent increase, never set a higher figure

In the latest Legally Sound, Martin De Ridder and Alex Medford from our Property Litigation Team explain what it means for landlords and tenants, and why we expect significant delays in the courts.

The Renters' Rights Act has arrived — and it's bringing significant changes for both landlords and tenants across England.

One of the biggest shifts? Section 21 'no fault' evictions have been abolished. If you're a landlord, the way you can regain possession of your property has fundamentally changed. If you're a tenant, understanding your new protections has never been more important.

In the latest episode of Legally Sound, Ansons Law solicitors Martin De Riddler and Alex Medford break down exactly what these changes mean in practice — from Section 8 notices and the new grounds for possession, to what happens when rent falls into arrears, how periodic tenancies now work, and the realities of navigating possession proceedings.

Whether you own a rental property or rent one, this is genuinely important information that could affect decisions you're making right now.

It's a clear, straightforward conversation covering both sides of the landlord and tenant relationship — and why neither party should ignore their rights or responsibilities under the new rules.

Changes to employment tribunal claims are on the way, and they affect every employer.

From 1 October 2026, the time limit for most tribunal claims increases from three months to six months.

From 1 January 2027, the qualifying period for ordinary unfair dismissal claims reduces from two years to six months, and anyone hired on or before 1 July 2026 will be immediately protected.

Also from 1 January 2027, the statutory cap on compensation in unfair dismissal claims will be removed.

Jason Alcock, Head of our Dispute Resolution and Employment Law Department, explains what's changing and why employers should be reviewing their contracts of employment and staff handbooks now.
