Commercial leases and licences can create significant legal and financial obligations for businesses, particularly in relation to heads of terms, repair liabilities and longer-term contractual risks.

In this case, our client sought urgent advice before committing to commercial premises. We provided clear guidance on the proposed terms, highlighted the key areas of risk, and helped the client proceed with greater confidence and a better-protected commercial position before signing.

Seeking legal advice at an early stage can help businesses make informed decisions and avoid costly issues later.

Can you claim Housing Benefit if your landlord is a family member?

The answer is: possibly — but the arrangement must be genuine.

When assessing these claims, decision-makers will look beyond the family relationship and consider whether the tenancy is commercial, realistic, properly documented, and not created simply to access benefits.

Key factors may include whether rent is genuinely payable, whether the landlord would enforce the agreement, and whether the tenancy would exist even without Housing Benefit.

Family arrangements can be complex, and small details can make a significant difference to the outcome of a claim.

At Crystal Law Solicitors, we assist clients with housing, welfare benefits, tenancy disputes, and related legal matters.

HMRC mileage rates have changed for 2026/27.

The approved mileage rate for employees using their own car or van for business travel has increased to 55p per mile for the first 10,000 business miles. The rate after 10,000 miles remains 25p per mile, while the approved rates for motor cycles, bicycles and passenger payments remain in place.

It is a good time for businesses and employees to check that mileage policies and reimbursements reflect the updated rates.

Recent reporting indicates that average grant times have improved to around 5 weeks, which is encouraging for families dealing with estate administration.

However, delays can still arise where estates are more complex, paperwork is incomplete, or tax information is missing. Getting the application right first time, gathering documents early, and dealing with inheritance tax promptly can make a real difference.

If you need advice on probate or wider wills and probate matters, Crystal Law Solicitors is here to help.

Section 21 has now been abolished for private rented homes in England.

Landlords can no longer rely on a new Section 21 notice to recover possession and must instead use the correct legal ground for possession, together with the correct notice and procedure.

Using the wrong route, or serving notice incorrectly, can lead to delay, additional cost and, in some cases, the need to start the process again. Early legal advice can help landlords understand the correct route and protect their position.
