I had a call today from a friend selling their property.

Mike… we’ve got 3 offers,

- £335,000
- £340,000
- £330,000

“We’re looking at asking the £340,000 to increase then accept that”

My response?

What’s the buyers’ position of each offer?

“I don’t know, the agent has just given us the offers and asked us what we want to do”

The problem with this is, if you don’t know the situation of the buyer, you can’t make an informed decision on those offers.

- Are they in a chain?
- How big is the chain?
- Getting a mortgage?
- How much deposit?

So many people are quick to try and make a decision on a nominal figure without seeing the bigger picture…

This information is VITAL if you want a successful sale.

One of the biggest misconceptions when selling a property is thinking that more enquiries 🚶‍♂️📞 mean you’re closer to a deal 🤝. I speak with sellers and agents daily who remain overly optimistic, believing the next enquiry will solve everything — while overlooking issues that will inevitably surface during the legal process or survey 🧾🏚️.

The reality is: if key matters aren’t addressed early, they’ll stall progress later. Focus on solving the real issues, not just chasing the next call.✅

Honestly, it’s hardly surprising that just over 50% of properties make it to a successful sale.

This property is now on with a second agent after the seller became frustrated with the first agent.

- Acrow Props being used to support the ceiling.
- The rear of the property is literally hanging in the air
- A building site inside
- Water connections missing

And an email from the estate agent telling me that it is still mortgagable… 🤡

These idiots are out there “advising” the seller of their options.

All smiles today 😃

Met with the previous owners of a pub I bought, they asked to come and see it once I finished the development.

My job would be much easier if all sellers were like these guys.

Sensible, open and honest and understand that a deal has to work for both sides.

They needed £275,000 to buy the property they wanted. I paid them £275,000. Exchanged quickly so they locked in their sale.

I then had time to get planning permission to do the conversion.
