We recently completed an EPC assessment for a beautiful property in Slinfold, Horsham, which has undergone extensive refurbishments, resulting in excellent insulation. The rafters and floors were insulated using Celotex, as shown in the photos. Despite the comprehensive wall and roof insulation and the installation of a modern, efficient boiler, the property is located in an area without a main gas supply, requiring it to run on LPG.

From an EPC perspective, LPG is considered less efficient due to its environmental impact, which led to the property achieving an E Rating. The rating cannot be improved unless the heating system is replaced with an Air Source Heat Pump, as gas is unavailable in the area.

While an E Rating is still acceptable for rental purposes, the property owner will need to consider future options when new tenancies are secured, particularly in light of upcoming changes to regulations.

We successfully completed a large-scale project in Harrow, London, for one of our valued clients who is a building contractor.

The scope of work included:

• 2x Commercial EPCs for the ground floor office and the warehouse/office area at the rear of the property.
• 2x Domestic EPCs for the flats located above the office.
• 3x Domestic EPCs for newly converted flats, previously an office space.
• 1x Domestic EPC for a four-bedroom house adjacent to the office.

All tasks were completed within the same week of receiving the enquiry.

The government has confirmed that all non-domestic rented buildings will need to meet EPC Band B by 2030, and are now consulting on the framework to implement this requirement.
