It's one of the least-known catches in holiday park ownership. Many parks enforce age limits on homes — once yours passes the threshold, you can face pressure to replace it or leave, even if it's been well maintained.

Replacing a park home can cost anywhere from £30,000 to over £250,000. It's also part of why homes near the age cap can lose value faster than owners expect, regardless of condition.

Every holiday park is different — but the concerns owners raise are often surprisingly similar.

Rising pitch fees. Site rules that seem to shift without warning. Promises made at the point of sale that didn't quite hold up. When we asked owners what's actually on their minds, the same handful of issues kept coming up, again and again, regardless of which park they were with.
