In negotiating this Boondall Postwar purchase on 500m2 of flat land when increasing our offer to buy we extended the settlement to 60days - this allowed time to get full planning completed including soil tests and engineering for our 3bed 1.5bath 80m2 granny flat. At $720,000 our buy price was sharp. We settled yesterday, with a surge in demand and recent sales we would sit at circa $870,000 today - executing the turnkey Granny flat in the next few months will see us cashflow positive.

Not Bad for a first home buyer. On a side note we purchased on the same street as my clients Father first home many years earlier. Thats a crazy coincidence Yeah?

The pace of transactions this time of year is incredible. In November Buyers pay but in December it’s Christmas. When a seller says I’ll take the first offer over $1m on a house that’s worth $150-$200k more it’s a scramble. Motivation is very high so making hay while the sun shines on these deals. Reach out if you want some examples. My forecast after speaking with several agents in there is a purge of stock due to launch Australia Day 2025 - but it will never be this affordable that I’m very sure of. Stay safe on the roads while BA’s are burning rubber to get to the next discounted sale.
