Received a rent increase notice and not sure if it's fair? Here's your step-by-step guide to challenging it.

Under the new rules from May 2026:

Step 1 ✅ Check the notice is on the correct Form 4A and gives at least 2 months' notice
Step 2 ✅ Research comparable rents on Rightmove and Zoopla for your area
Step 3 ✅ Try negotiating with your landlord first, a lower agreed rent is a valid outcome
Step 4 ✅ Apply to the First-tier Tribunal BEFORE the proposed increase date (it's free)
Step 5 ✅ Know that the tribunal CANNOT set rent higher than the landlord proposed, the risk is lower than people think

Been told you need to offer above the asking rent to secure a property? From 1 May 2026, that's illegal.

The Renters' Rights Act bans rental bidding wars entirely:

🚫 Properties must be advertised at a fixed asking price
🚫 Landlords cannot accept rent above the advertised figure, even if you offer it voluntarily
🚫 Agents cannot hint that a higher offer is needed or disclose what others have offered

Penalties for landlords and agents who break this rule start at £7,000 and go up to £40,000 for repeat offences.

Your landlord says they want to sell the property and you have to leave. But do you?

Under the new rules from May 2026, this is a legitimate possession ground, but it comes with real protections for tenants that many people don't know about:

🛡️ They must give you 4 months' notice (not 2)
🛡️ They CANNOT use this ground in your first 12 months in the property
🛡️ If they recover possession claiming to sell, then re-let instead, you may claim up to 24 months' rent back
🛡️ You don't have to leave until a court makes a possession order

A notice is not a court order. If you receive one, get legal advice before you do anything.
