Received a rent increase notice and not sure if it's fair? Here's your step-by-step guide to challenging it.
Under the new rules from May 2026:
Step 1 ✅ Check the notice is on the correct Form 4A and gives at least 2 months' notice
Step 2 ✅ Research comparable rents on Rightmove and Zoopla for your area
Step 3 ✅ Try negotiating with your landlord first, a lower agreed rent is a valid outcome
Step 4 ✅ Apply to the First-tier Tribunal BEFORE the proposed increase date (it's free)
Step 5 ✅ Know that the tribunal CANNOT set rent higher than the landlord proposed, the risk is lower than people think
