Landlords Sell Off

For years, the narrative has been that UK landlords are leaving the market in droves.

Yet the latest national figures suggest that the number of landlords selling their rental properties has reduced and has returned to long term normal levels. In Q1 2025, nearly one in four (22.5%) of homes coming onto the market had previously been rented. By Q1 2026, that figure had fallen to just one in eight (12.4%).

In simple terms, a year ago almost one in four homes for sale had been a rental property.

Today, it is closer to one in eight. There are several possible explanations. Many landlords who wanted to exit may have already done so. Others may be choosing to hold on as rents continue to rise and yields remain attractive in many parts of the country.

Whatever the reason, the flow of former rental properties onto the sales market is slowing significantly.
