COMPLETION DAY - step by step:

1. Early morning
Your solicitor sends the purchase money to the seller’s solicitor. If there’s a chain, this happens in sequence up the chain. ⛓

2. Mid-morning waiting game
Banks process the transfers. Everyone (buyers, sellers, agents) is essentially waiting for confirmation that funds have arrived. 🏦

3. Funds received
The seller’s solicitor confirms safe receipt of the money. This is the key moment - completion has legally happened. 📝

4. Estate agent gets the green light
Once confirmed, the estate agent is authorised to release the keys. 🔑

5. Collect the keys
You can now pick them up, usually from the estate agent, and head to your new home. 🏡

6. Move in
Removals begin (or continue). You can officially occupy the property. 🎉

7. Later that day
Your solicitor handles the post-completion admin (like paying stamp duty and registering you as the new owner). 📄

Simple in theory - just a transfer of money - but in reality, it’s a day of calls, updates, and a lot of anticipation before that one confirmation comes through 😥

We are looking for an organised, proactive and personable individual to join our busy Property Department in an office-based role.

This is a varied and hands-on position involving a broad range of residential property work, including:

• Opening new files
• Client communication
• Preparing documents and correspondence
• Liaising with solicitors, agents and lenders
• Assisting with exchange and completion matters
• Post-exchange and post-completion work
• File closing and administration
• Everything in between!

The ideal candidate will be highly organised, able to manage multiple tasks, and keen to be part of a friendly and professional team. Previous experience in conveyancing or legal administration would be helpful, but attitude, reliability and attention to detail are just as important.

This is a full-time, office-based position.
