Here's a bit of a scary story for you in my latest blog post for The HMO Community

We all know that managing HMOs can feel like a constant juggling act - from tenant issues, to endless compliance paperwork and deadlines! 😵‍💫

Well, this week, Jane Scroggs, our HMO Community VA Partner, shares a story from one of her now clients, who learned that even the smallest oversight, like missing a Gas Safety certificate, can quickly spiral into an expensive £3,500 fine and a whole lot of stress.

I get asked this question all the time. ⁣

So here are our 3 remote viewing tips that have worked for our clients. Let us know below what’s worked for you!⁣

👉 Virtual viewings⁣
Perfect when demand is high! All you need is a recent walkthrough vid or images of every room to create a little Canva presentation with all the FAQs an applicant would find helpful.⁣

Next, you/your VA meet them over Zoom to answer their questions and make sure they fit your criteria.⁣

One of our clients in Watford always uses this method with their tenants! *⁣

👉Tenant-led viewings⁣
This works so well with HMOs and in my personal experience increases harmony in a household. Find a time when your tenants are available, perhaps offer them a little incentive. ⁣

They feel valued, you get their feedback on who they’d prefer to live with. ⁣

👉Use a specialist viewing service⁣
Ever heard of Viewber? There are several companies like this with local staff who provide a specialist viewing service by the hour, day or weekend. ⁣

Great if you want a pro on site but don’t want to pay agents' tenant find fees.⁣
One of our clients in Kent uses a Viewber person regularly. They’re now part of the team, know all the properties and which applicants are most suitable.⁣

*Please note that Government right to rent legislation changed on 1st Oct 22 and face-to-face ID checks are now required in certain circumstances. Make sure you consider how to incorporate this change.

Before diving in with a letting agent, here are my 4 tips to help you get the outcome you want for your property portfolio..

Why? Because getting the best support with managing your portfolio is key to profit and the holy grail, passive income.


1. Find someone who is most aligned with your values and expectations. What standards do you expect for tenant care, maintenance, overall responsiveness? Speak with their current clients, do a little research beyond the marketing chat.⁣

2. Read the contract and T&Cs. In here you will find the small print about service and fees.. including termination penalties. ⁣

3. Total cost - does the % advertised include VAT? What services are included and what isn’t? Remember the extras like tenant find fees, and with HMO management - cleaning fee, check in fee, check out fee, room refresh fee, fire alarm test fee. ⁣

4. Have you considered the alternatives? Self managing can be hands-off and cost effective for landlords if you have the right team and systems in place. I know this because our team help landlords happily self manage every day.⁣

So before you jump in, make sure it’s the right decision for you, your tenants and your cashflow! ⁣
