Round and round the garden, they walked talking about the price
Shall we buy the cottage, well yes it is very nice.

They decide to make an offer this looks like it could be their dream home
Now let’s instruct Diane, just get her on the phone.

Am sure we will be delighted with the house as well as the legal work
Conveyancer Diane was recommended, this was really an extra perk.

The legal work can start almost right away
Title to be checked and for searches we must pay.

We need to arrange a mortgage and get a full home buyers report
Let’s hope the survey comes up clear and they purchase we won’t need to abort.

Let’s discuss with the seller buying some of the chattels
Let’s hope agreeing final prices is not like fighting a battle.

Once Diane has searches and a mortgage offer and is happy to proceed
Contracts can be signed and a completion date will be agreed.

Diane will release the contracts so all the chain can exchange
Living in a new house at first may feel very strange.

But making the right decision of house and the best law firm around
Soon they know they will be new homeward bound.

Diane’s Friday Poems

Speaking to a new client who requests a sale quote
They say let’s instruct Diane Rowlands she definitely gets our vote

We will complete all the instruction forms and send Diane our deeds.
Hopefully these will be able to satisfy the buyer’s solicitor needs.

Owen Kenny will send to the buyer’s solicitors a draft contract pack
Then the solicitors will look at all the documents and send enquiries back

Diane will deal with all the legal questions and send to us the rest.
We will have to answer them honestly and in good faith, we can only do our best

Then Diane will send the replies to the solicitors for the buyer
Let’s hope they don’t ask for anything else and that this will be all that they require

We hope that all will go smoothly and there won’t be any delay
A quick exchange and completion that’s what all the agents say

So once our buyer’s solicitors have results of searches and a mortgage offer
Then an exchange of contracts is hopefully what they will proffer.

Once exchange has taken place we will have a contractual moving date.
Let’s hope completion is not delayed and we won’t have to charge interest at the contract rate

We can finally book the removal van and pack up everything by twelve o’clock
And, last but not least on the day of completion, hand to our agents a key to every lock

Diane’s Friday Poems

Jack and Jill went up the hill to view a beautiful a house
Jill thought how wonderful this would be for her and her spouse.

She said let’s put in an offer and make this house our home
They could spruce it up and decorate it and make it their own.

So they discussed this with the seller and negotiated a price
Now where do they go for sound legal advice?

Owen Kenny, of course, they would talk to Diane right away
She would do their conveyancing, to her it would be like child’s play.

They completed their instruction form and paid for the local search
Diane would look at the legal title and do the conveyancing research.

They sat back and waited while Owen Kenny took care of it all
They knew through all the papers Diane would thoroughly trawl.

They knew they would be looked after and their move would be a pleasure
And their home at the top of the hill will be their nest forever to treasure.

Congratulations to our colleague, Jeff Robinson, for completing the London Marathon in an incredible 3 hours 45 minutes.

Jeff said: “I trained incredibly hard for this, covering over 500 miles in preparation, and was so excited on the day itself. Running over Tower Bridge halfway through was especially emotional – hearing the crowds cheering was overwhelming. My guide runner, Mike, was brilliant support throughout, and crossing the finish line together to receive our medals was a truly special moment.”
