🏠 Awaab’s Law: change is coming for private rented homes in England
The government has launched a consultation on extending Awaab’s Law to the private rented sector, proposing strict deadlines for investigating and tackling serious hazards, including damp and mould.
Already in force in social housing, these protections aim to ensure dangerous living conditions receive faster action.
⚠️ Private landlords already face enforcement over serious hazards, with penalties of up to £7,000 introduced under the Renters’ Rights Act. The proposed new response deadlines and implementation date remain subject to consultation.
For landlords and letting agents, preparation starts now:
✅ Identify potential hazards early
✅ Establish clear reporting routes
✅ Keep accurate records and track follow-up action
✅ Arrange timely access to competent contractors
VeriSmart’s Hazard Awareness Reporting App can support a more structured approach to identifying and documenting potential concerns, helping you prioritise the action needed to protect tenants.
📅 The consultation closes on 18 December 2026.
Get your team trained, review your reporting processes and prepare for the changes ahead.
