For landlords, this means stronger tenant selection, earlier intervention where arrears or behaviour issues arise, and planning for longer timeframes where a tenant does not leave voluntarily. For agents, the shift has clear implications for onboarding documents, renewal language, fee structures, diary systems, evidence gathering and compliance processes.
As Daniel explains, the tenancy becomes a rolling legal relationship, which means ongoing management becomes even more important.
