Significant changes are on the horizon for commercial landlords, with new legislation set to change the way rent reviews operate across England and Wales.

The English Devolution and Community Empowerment Act 2026 introduces a ban on upward-only rent review clauses in many new and renewed commercial leases. Once the relevant provisions come into force, rents may be able to move both up and down in line with market conditions.

Disrepair claims are not always straightforward, and the evidence around access, notice and reasonable steps can be crucial.

Rory Lindsay explains some of the key points landlords and agents should be aware of when responding to a disrepair claim. Has the tenant allowed access? When was the landlord put on notice? Has a reasonable timeframe been given to investigate and carry out works? Is the issue caused by something outside the landlord’s control, such as another property or the freeholder of a block?

He also highlights an important practical point: notice does not necessarily need to be in writing. It could arise during a routine visit by an agent or contractor if the issue is mentioned by the tenant.

For landlords and agents, keeping clear records of access attempts, inspections, correspondence and repair steps can make a real difference.

A cyclist who suffered serious injuries after a car door was opened directly into his path has secured a favourable settlement with the support of Lyubov Nikolchova.

The claim involved a number of challenges. The vehicle’s occupants left the scene without providing their details, while liability was heavily disputed and the Defendant denied that a collision had taken place.

Despite this, the matter was successfully progressed and an offer was secured that was 60% higher than the Defendant’s original proposal.

The case highlights the potentially serious consequences of opening a vehicle door without checking for approaching cyclists.

Our annual Summer Party brought colleagues together for a fantastic evening of sunshine, laughter and great company against a beautiful beachfront backdrop.

It was a brilliant opportunity for everyone to relax outside the office and celebrate another successful year together. As the evening went on, the karaoke microphone also made an appearance, with plenty of enthusiastic volunteers and some very memorable performances!

Work experience week returns this September!

This September, we are delighted to be welcoming six students from local universities to Dean Wilson LLP for our second Work Experience Week.

Throughout the week, the students will have the opportunity to meet colleagues from across the firm, learn more about a range of practice areas and gain a valuable insight into the day-to-day work of a law firm.

The programme is designed to help aspiring legal professionals develop a clearer understanding of the different career paths available within the legal sector, while giving them practical experience in a professional working environment.

We are proud to support the next generation of legal talent and look forward to welcoming all six students for what we hope will be an informative, engaging and enjoyable week.

Lily Hossini explains how changes to lease extensions mean eligible leaseholders can now start the process from day one of ownership, which can help short leasehold transactions proceed more smoothly.

She also highlights changes to right to manage claims, with more mixed-use buildings now potentially eligible following the increase in the non-residential threshold from 25% to 50%.
