What must you know before buying a leasehold property? ๐Ÿก

Leaseholds can be great purchases for first-time buyers ๐Ÿ‘Œ

But there are important things you need to check before exchanging contracts โš ๏ธ

One of the biggest โ“

The leaseโ€™s length ๐Ÿ“„

If the lease drops below 80 years, the property can become harder to sell or remortgage ๐Ÿ’ธ

It can also become far more expensive to extend later on โณ

The good news ๐Ÿ‘‡

As of 31st January 2025, new leasehold owners can now extend the lease as soon as they become the registered owner on the Land Registry ๐Ÿ”‘

That matters even more because of ground rent ๐Ÿ’ท

New leases can no longer charge ground rent, meaning extending an older lease could reduce that cost to zero ๐Ÿ’ฏ

Then there are service charges ๐Ÿ‘€

These pay for shared maintenance like communal areas, lifts, gardens, and building upkeep ๐Ÿงฐ

But service charges can rise sharply over time ๐Ÿ“ˆ

Thatโ€™s why you should always ask to see at least 3 years of accounts before buying ๐Ÿ”

A leasehold isnโ€™t just about the property itself โ€” itโ€™s also about the terms attached to it โš–๏ธ
