That’s a very good question, particularly when you’ve viewed the place that you’d love to live in 👀

But there are some reasons to make a lower offer than the seller’s asking price 💷

You just have to, politely, reach a mutual agreement 🤝

You often have more negotiating power than you think ⚖️

👉 Tenants in common

But they work very differently ⚖️

With joint tenants, you both own the entire property equally 🤝

If one person passes away, the other automatically inherits their share, regardless of what a will says 📄

This is why many married couples choose it for simplicity and security 💯

Tenants in common works differently 👀

Each person owns a specific share of the property 😯

For example, 50/50 or even 60/40 depending on deposits and contributions 💷

And unlike joint tenants, your share can be passed to whoever you choose in your will 🔑

What must you know before buying a leasehold property? 🏡

Leaseholds can be great purchases for first-time buyers 👌

But there are important things you need to check before exchanging contracts ⚠️

One of the biggest ❓

The lease’s length 📄

If the lease drops below 80 years, the property can become harder to sell or remortgage 💸

It can also become far more expensive to extend later on ⏳

The good news 👇

As of 31st January 2025, new leasehold owners can now extend the lease as soon as they become the registered owner on the Land Registry 🔑

That matters even more because of ground rent 💷

New leases can no longer charge ground rent, meaning extending an older lease could reduce that cost to zero 💯

Then there are service charges 👀

These pay for shared maintenance like communal areas, lifts, gardens, and building upkeep 🧰

But service charges can rise sharply over time 📈

That’s why you should always ask to see at least 3 years of accounts before buying 🔍

A leasehold isn’t just about the property itself — it’s also about the terms attached to it ⚖️

The more you understand before buying, the fewer surprises you’ll face later 👌
