A recent High Court ruling has brought welcome clarity to a long-running planning debate around the “single dwellinghouse” loophole and HMOs.

In Sentinel Estates Ltd v Secretary of State, the court confirmed that HMO conversions fall within the 10-year enforcement period, not the shorter four-year rule, firmly drawing the line between single dwellings and multi-occupation use.
