隨住英國出租市場嘅法規同管理要求愈來愈多，更多 Landlord 開始選擇由專業 Letting Agent 協助處理出租同物業管理。

根據 Pegasus Insight 最新 Landlord Trends 研究，目前大約有 三分之二英國 Landlord 會使用 Letting Agent 處理部分或全部出租事務，比例升至過去兩年最高水平。

當中，使用 Full Property Management 嘅出租物業比例，亦由上一季度嘅 20% 上升至25%。

管理出租物業，原來要花幾多時間？

隨住 Renters’ Rights Act 同相關租務規定改變，Landlord 要處理嘅已經唔只係搵租客同收租，仲包括租客溝通、物業維修、租務文件同日常合規等工作。

調查發現：

房價上升、房源增加、成交減少：英國樓市發生咩事？

英國樓價仍然持續上升，但樓市增長步伐正逐渐放慢。與此同時，市場上嘅放售物業增加，但實際成交數量就有所減少，反映買家喺目前市場環境下出手更加審慎。

最新數據顯示，英國平均樓價約為 £273,000，過去一年上升 0.8%。雖然樓價仍然錄得正增長，但升幅已經由6月份嘅1.3%、7月份嘅0.9%，進一步放慢。

另一方面，目前市場上嘅放售物業比一年前增加 5%，意味住買家有更多選擇。不過，已達成嘅物業交易數量就按年減少 9%。

按揭成本上升，影響買家預算

較高嘅借貸成本，係目前影響買家決定嘅其中一個重要因素。
典型住房按揭利率已經由年初約 4%，升至約 5.2%。對一般買家而言，平均每月按揭供款比年初增加約 £150，即係一年大約多付 £1,800。
市場上仍然有置業需求，但面對較高嘅每月供款，加上可選擇嘅物業增加，買家喺決定出價之前自然會更加審慎，亦會更加重視物業價格係咪符合自己嘅實際預算。

英國各地樓價表現開始出現差異

英國唔同地區嘅樓市表現並唔一致。
過去一年，North West樓價上升3.1%、Scotland上升2.6%、North East上升2.3%，而 West Midlands亦上升1.6%，全部高於英國整體 0.8% 嘅平均升幅。
相比之下，部分南部地區樓價有所回落，其中 London下跌1%、South East下跌0.7%，East of England及South West則分別下跌0.3%。
唔同物業類型嘅表現亦有差異。過去一年，Semi-detached House平均上升1.7%、Terraced House上升1.4%、Detached House上升0.8%；而 Flat / Maisonette平均就下跌1.3%。

買家仍然喺市場，但選擇更加審慎

目前嘅英國樓市，並唔可以簡單用「升」或者「跌」去概括。
整體樓價仍然保持增長，市場上嘅物業選擇亦比去年更多，但較高嘅按揭成本正影響部分買家嘅購買力。
對買家嚟講，除咗睇樓價之外，每月實際供款亦變得更加重要；而對賣家嚟講，當買家有更多選擇時，按照當地市場情況作出合理定價，亦可能成為影響成交速度嘅重要因素。
