🏡 Is Scotland still a good place to invest in property?

We’ve recently been asked this a few times, and the answer isn't as simple as looking at the average rent or finding the area with the highest advertised yield.
Scotland can offer investors a lower average purchase price than many parts of the UK, while rents and tenant demand can still support attractive gross yields.

But here's where it gets interesting...

The Scottish rental market isn't one market.
Two properties with a similar purchase price can perform very differently depending on where they are.
Move from one local authority to another — or sometimes just a few miles — and you can see differences in purchase prices, achievable rents, tenant demand, property types, time to let and potential yield.

And that's before considering condition, refurbishment costs, ongoing maintenance, compliance, financing, void periods and your eventual exit strategy.

It's why we don't believe investors should simply chase the highest headline yield.

A higher percentage on paper doesn't necessarily mean a better investment.

The better question is:

What are you trying to achieve from the investment — income, capital growth, a balance of both, or building a longer-term portfolio?

Once you know that, you can start looking at which Scottish areas and property types actually fit that strategy.

We work across different areas of Scotland and regularly look at the numbers behind individual markets — including what properties are actually costing, what they're renting for and where we're seeing tenant demand.

We’re starting the month by welcoming a new Office Administrator to the Keyside team today, another step forward as the business continues to grow.

We’ve got new properties coming to market, sales progressing, tenants moving into new homes, landlords making plans and lots happening behind the scenes - so having another pair of hands joining us couldn’t have come at a better time!

There’s something about September that always feels like a fresh start. Summer starts to wind down, routines return and suddenly we’re heading into the final few months of the year.

For us, it feels like the beginning of another really exciting chapter.

We’ve recently been asked why the average property price in Scotland is so much lower than the UK average — and whether that means the Scottish property market isn’t performing as well.

The answer is no — and it’s a good example of why one headline figure never tells the whole story.

Scotland’s average property price currently sits at around £195,000, compared with £272,000 across the UK. But that difference isn't simply about one market being stronger than another.

Part of it comes down to what and where people are buying.

The UK figure includes some significantly more expensive markets, particularly London and the South East. In June, the average property price in London was around £554,000 and in the South East around £380,000. Compare that with £220,000 in the North West and £166,000 in the North East and you can see just how much geography affects a UK-wide average.

Scotland also has its own mix of housing. Flats, tenements, terraces, semis and detached homes all sit within that £195,000 headline number — and the latest Scottish figures show just how different those individual markets can be. Flats and maisonettes, for example, averaged around £137,000 in June.

So a lower average price doesn't automatically mean a weaker market.

In fact, Scottish property prices were 2.3% higher than a year earlier, compared with growth of 2.0% across the UK.

And perhaps more importantly, there isn't really one “Scottish property market”.

What's happening in Glasgow can be completely different from Edinburgh. What's happening in West Lothian can be different again. And within the same town, demand can change depending on the property type, condition, price point and even the street.

That's why we always come back to the same thing:

National statistics are useful for understanding the bigger picture. Local knowledge is what helps you understand your property.

Whether you're thinking about selling, letting or investing, don't let one national average determine what you think your property is worth — look at what's actually happening in the market around it.
