Better service beats cheaper fees. Every. Single. Time.

If you’re still paying for “window cleaning” and “gutter clears” that never happen, the problem isn’t price—it’s performance.

At Save My Service Charge, we run a transparent tender to find you a better managing agent, one that puts delivery first, not discount headlines. Our tenders prioritise:

Evidence of work done (photos, job sheets, schedules baked into contracts)

Clear standards for cleaning, gardening, repairs & compliance

Response times and accountability that actually stick

Transparent reporting you can verify

We’re not anti-agent, we champion the good ones and introduce you to them. But if service can’t be raised to the standard your block deserves, that’s when a change makes sense.

Value = a building that’s cared for.
Comfort, safety, fewer emergencies and yes, fair costs that reflect real work.

🏢 Leaseholders – what’s going on with your building insurance?

Have your premiums shot up lately?
Have you ever asked your managing agent or freeholder how much commission they’re taking on your policy?

Some pretty shocking figures have come to light. At St David’s Square in East London, leaseholders found out that between 2018–2020, £114,290 in insurance commission was paid, and 85% went to the freeholder’s investment company. None of this was made clear to the residents at the time.

The FCA also found commissions averaging 30%, with some cases as high as 60% of the premium. No wonder we’re all feeling the squeeze.

👀 I’m curious — what’s your experience been?
✅ Have you had transparency?

Fighting Back Against High Service Charges:

A Guide for UK Leaseholders

If you're a leaseholder in the UK, you might be all too familiar with the frustration of high service charges and the often lacklustre services that accompany them. With bills rising and services falling short, it’s no wonder many leaseholders feel like they’re being taken for a ride. But fear not! There are ways to fight back against these unjust fees. Let’s dive into the pain points and explore some actionable solutions.

The Pain of High Service Charges:

Service charges are fees that leaseholders pay to cover the costs of services provided by landlords, such as maintenance, repairs, and insurance. Unfortunately, these charges can sometimes feel more like a burden than a service. According to recent reports, service charges have skyrocketed by 44% since 2016, leaving many leaseholders feeling financially squeezed (BBC, 2024).

What Makes Service Charges So High?

Opaque Pricing: Many leaseholders find it difficult to understand how their service charges are calculated. The lack of transparency can lead to confusion and frustration.

Poor Services: Often, the services provided do not match the high costs. From inadequate maintenance to slow response times, leaseholders are left wondering where their money is going.

Limited Accountability: Landlords may not always be held accountable for the services they provide, leading to inflated charges without justification.

Your Rights as a Leaseholder

As a leaseholder, you have rights that can help you challenge unreasonable service charges. Here are some key points to keep in mind:

Reasonableness: You can challenge any service charge you believe is excessive. The law requires that charges be reasonable and justifiable.

Consultation: Landlords must consult leaseholders before undertaking work that costs over £250 or entering long-term agreements exceeding £100.

Access to Information:

You have the right to request a summary of service charge accounts and inspect relevant documents to understand how charges are calculated https://www.lease-advice.org/

Steps to Challenge Unjust Service Charges

If you find yourself facing high service charges, here are some steps you can take to fight back:

1. Gather Evidence

Start by collecting all relevant documents, including your lease agreement, service charge demands, and any correspondence with your landlord. This evidence will be crucial if you decide to challenge the charges.

2. Request Transparency

Don’t hesitate to ask your landlord for a detailed breakdown of the service charges. You have the right to know what you’re paying for and how the costs are calculated.

3. Form a Tenants’ Association

Consider joining forces with other leaseholders in your building. A tenants’ association can provide a united front when negotiating with landlords and can help you collectively challenge unfair charges.

4. Use the First-tier Tribunal

If you believe the charges are unreasonable, you can apply to the First-tier Tribunal to dispute them. The tribunal will assess the evidence and determine if the charges are justified https://www.leaseholdknowledge.com/

5. Explore the Right to Manage

If service charges continue to be a problem, you might want to consider exercising your Right to Manage (RTM). This allows leaseholders to take over the management of their building, giving you more control over service charges and the quality of services provided.

High service charges and poor services can be a significant pain point for UK leaseholders, but you don’t have to suffer in silence. By understanding your rights and taking proactive steps, you can challenge unjust fees and demand better services. Remember, knowledge is power!

🚨 Autumn Budget 2024: Impact on Leaseholders 🚨

Leaseholders, the latest UK budget brings both challenges and opportunities for our community. Here are the key points you need to know:

🏘️ New Homes & Infrastructure: The government's pledge to build 1.5 million homes and improve infrastructure could boost property values in some areas. A positive for those of us eyeing long-term value growth.

🏠 Rent Settlement: A proposed rent settlement (CPI+1%) for social housing might have ripple effects across the broader rental market, potentially affecting leaseholders who are landlords or in mixed-tenure buildings.

📉 Stamp Duty Increase: Buying a second home or investing in property? You’ll now face a 5% surcharge on SDLT, making additional property purchases more expensive.

Let’s discuss how these changes could impact your property plans and investments! 💬

🏠 The Renters Rights Bill: A New Era for the Rental Market? 🏠

The UK is set to pass the Renters Rights Bill, a game-changer for tenants and landlords alike. While the bill promises significant protections for renters, it also introduces a host of changes that will impact landlords across the country.

For those of you managing properties, there’s no denying that these reforms could reshape your rental business model. Here are a few points to consider:

Pros: ✅ Greater stability in the market with new, clear-cut regulations. ✅ Improved transparency may lead to a better relationship between tenants and landlords. ✅ A more competitive rental market as landlords who adapt may attract long-term tenants.

Cons: ❌ New compliance costs and potential limitations on rent adjustments. ❌ Greater challenges in dealing with problematic tenants. ❌ Possible changes to the eviction process could affect your ability to manage your property effectively.

As the landscape shifts, landlords must evaluate how they’ll adapt to these changes. Are the benefits of a stable, regulated market worth the additional requirements? Or do the potential costs outweigh these reforms?

We'd love to hear your thoughts from landlords, tenants, and housing market professionals. How do you think these reforms will reshape the rental landscape?

As a company that strives to help leaseholders with their ever-rising costs of service charges and poor service. We always keep our eyes on the wider housing market, so here are a few thoughts!

🚨 Potential Changes to Capital Gains Tax and the Impact on the UK Housing Market! 🏡💰

Labour's proposed adjustments to Capital Gains Tax (CGT) could shake up the UK property market in a big way! Here's what you need to know:

📈 Higher CGT Rates: Labour is considering aligning CGT rates with income tax, which could mean rates as high as 45% for some property sales! This might discourage property investors and affect the rental supply.

📉 Reduced CGT Allowances: From April 2024, the CGT allowance will drop to just £3,000! More property owners will pay tax on sales, possibly sparking a rush to sell before rates rise.

⚠️ Inheritance Tax Shake-Up: Labour may scrap the CGT uplift on death, meaning heirs could pay hefty CGT bills based on the original purchase price of inherited properties. This could lead to more forced sales and impact house prices.

📊 What Could This Mean? Expect changes in investor behaviour, a potential cooling of the market, and slower price growth, especially in buy-to-let properties.

🔍 Considering selling or buying? Now's the time to rethink your strategy!
